Buyer Registration: The Selling Tool That Keeps Your Buyers...Yours

Buyer Registration is VoicePad's most powerful tool for nurturing potential homebuyers and converting them into clients.
 
The concept is simple: You provide your VoicePad system phone number to potential homebuyers so they can obtain information instantly on any actively listed property in your market without having to contact separate listing Agents. They only need you!
 
Buyer Registration empowers homebuyers to drive neighborhoods and search for properties "on their own," while keeping them connected to you with little to no interaction...until the timing is right!
 
The OPEN HOUSE SCENARIO below demonstrates the power of Buyer Registration:
Agent: I'm sorry this house isn't what you're looking for. If you're not currently working with an Agent, would you like me to show you other houses in this price range or neighborhood?
Homebuyer: No thanks, I'm not ready to buy right now; I'm just window shopping.
Agent: I completely understand. How about if I set you up in my 24-7 Home Info system, so you can call and get information on any actively-listed home in the market from any phone? This way, you won't need to call multiple listing Agents to get the home information you want. There's no obligation.
Homebuyer: Sounds interesting!
 
At this point, the Agent explains the Buyer Registration procedure.
 
Agent: All I do is activate your phone numbers [home and mobile] in my company's 24-7 Home Info system. Don't worry... it's a private system. Your identity is protected and I will not share your phone number with anyone.
 
You simply call this phone number
[give the buyer your VoicePad phone number], follow the prompts, and enter the house number or code of any listed property. You will hear an audio presentation of the property's details, like price, square footage, and estimated mortgage payments. It's that simple!!!
 
The best part is, you can get instant information on any home listed with any real estate company in our local market, not just my company's listings.
 
I can also enter your email address into the system if you'd like to receive an email after each call you make. The email is useful because it contains the listing information as well as a link to the property webpage. That way, you can view photos online and keep track of the properties you've viewed.

Allowing potential buyers to search "on their own" may initially seem risky, because of the fear of losing a client to another Agent. However, Buyer Registration actually keeps potential homebuyers connected to you and less likely to talk to anyone else.
 
The reason: Buyers appreciate the ability to obtain property information without contacting an Agent until they are ready.
 
By giving them this useful tool, you're building a trusted relationship simply by respecting their privacy. You can limit your contact with them until there is a valid reason to communicate, such as a price reduction, re-listing, etc.
 
After searching privately, Registered Buyers who are ready to buy are more likely to re-engage with the Agent who registered them.
 
Keep Your Buyers Close
Once you register a buyer, all leads from that Registered Buyer are sent to you...and only you, which allows you to monitor their calling activity and neighborhood preference. Registering Agents get a nightly email, summarizing the activity of each buyer's calls for that day, as well as Dashboard access to a Google map of each buyer's inquiries. If there is a price change on a property of interest, the price appears in red on the map--a perfect opportunity to contact a Registered Buyer!

If a Registered Buyer stops looking for property, but begins again later, VoicePad lets the Registering Agent know a prospect has re-engaged. Give the Buyer a call to assist in a new search effort!
 
Registering Agents receive a nightly email summarizing the activity of each buyer's call for that day, as well as Dashboard access to a Google map of each Buyer's inquiries.
 
Registering Agents can view all Registered Buyer activity by clicking on the "History" column heading in the "My Buyers" section of the Dashboard. They can also download an Excel spreadsheet containing a list of all Registered Buyers by clicking the "Buyer Report" button (also in the "My Buyers" section of the Dashboard).
 
HOW TO Register a Buyer
In addition to Open House opportunities, Agents can register buyers:
  • While calling back inquiries from your own listings;
  • On Floor Calls; and
  • On Inbound Call transfers, just to name a few.
NOTE:
Please check with your Office Administrator to determine if your brokerage limits the number of buyers an Agent may register. Buyer Registration is to be used by homebuyers who give their consent; please do not register buyers without their knowledge.
 
After obtaining the contact information, Registering Agents enter the homebuyer's contact information using the VoicePad Agent Dashboard (See step-by-step instructions here).

The bottom line:
A potential homebuyer who is "just looking" and not ready to engage an Agent is not necessarily a lost client. The relationship can be strengthened by offering the homebuyer a tool that will allow him to continue his home search, all while keeping your name in the forefront.
