Happy Memorial Day!  We are down here enjoying the freedom that was secured for us the generations of American soldiers.  On this Memorial Day we want to say thank you!

 

The real estate market has surged at the Reef.  April was a banner month for us as we closed 38M in sales.  That's as much as the previous 4 months combined.  Waterfront homes and condos are the big winner in the $1-5M category despite a stimulus program that the Club initiated to help us spur the sales of the lower end of our market.  There have been a handful of buyers who have taken advantage of the stimulus and are enjoying the $40,000 credit that the Club is offering.  Because there have been so many showings of our lower priced properties, we believe that many potential, social and legacy members are out there watching our market to decide when to jump in.  The stimulus program gives the multiple or non-equity buyer a chance to receive a $40,000 membership credit after contracting on an Ocean Reef or Angler's Club property by June 30th, 2011.  Tell your friends!

 

Other real estate happenings include Cay Harbor building a new seawall this summer and their increased limit on dock space of up to 40 feet.  Three Angelfish buildings are getting an exterior makeover including new roofs.  Eight Pumpkin Cay units on Marlin Lane are expanding to become deluxe 3000SF units with garages.  This summer will see the beginnings of at least 9 new homes on locations that were vacant lots or older homes whose walls had expired.

Angelfish Cay Chalets

 

Dotting the south side of Anchor Drive is a collection of condominiums called Angelfish Chalets.  In 1973, Angelfish Chalets looked like tropical Poynesian villas & sold for $35,000. By 2011, the chalets bear little resemblance to those built 38 years ago.  Constant construction over the past 7 years has transformed this area to the stylish & modern housing of the millenium. The first to expand to 2 bedrooms were numbers 16-29 in 2004.  Quickly followed by numbers 43-47 which expanded to larger units, many with a 3rd sleeping area and a few with a 3rd bath.  Five other buildings underwent beautification projects as well as safety upgrades.  These included new roofs, impact glass, new railings, walkways, & paint.  Going beyond those features, unit numbers 66-79 added double cart garages that are 155MPH wind resistant and have automatic doors, electric & fans.  And finally units 49-65 finished their renovation early last year.  These units are the largest of the remodeled chalets avering 1550 square feet.  Lower units have outdoor patios. The common area includes an upper lounge area with bar and flat screen sports viewing.  The area near the infinity pool also has an entertainment bar, flatscreen, BBQ and icemaker.

 

Prices this summer range from $295,000 to $575,000 for 650SF one bedroom chalets.  Expanded 2 bedrooms 1,200SF are listed between $589,000 and $975,000.  Two bedrooms with a den are priced between $950,000 and $1,895,000.  Dock privileges range from 36 to 38 feet.
