At Waterfront Fine Homes, we deal in luxury. Here in Ocean Reef, ours is a unique but everyday kind of luxury.

On the same stage, we hear world leaders and the nation's top physicians who come to lecture here and have a face-to-face audience with them. We boast a proud history of old salts, duffers and hackers who seek constant sunshine and warmth. Our world-class Marina boasts the grandest of vessels.
We live among the beautiful creatures of land, sea and air. We celebrate the holidays with family and friends in this comfortable setting we call home. What a luxury it is to have this kind of space in which children can roam safely. They are our future and much of the reason we gather here. They may take their first steps here, they may marry here. They will thank you for bringing them here first. Luxury abounds and it is for everyone. You have it; your friends can have it. It's more affordable now than it ever has been.
Market statistics
The most notable distinction of our summer market was that there were 19 offers left on the table! Buyers and sellers were just too far apart and the agents through their best efforts were unable to close the gap. But what did sell were the super small end and the upper end. We have closed 65 transactions since Dec 09.
Projections
With three tough seasons in the past, I feel we can only go up. The club is full for the Christmas/New Years Eve week. Our prices are literally the lowest we've had in 8 years. The club has never looked better or had so many activities to participate in. The Thanksgiving weekend was jammed packed with events and excitement. Between then throough Vintage weekend 12 properties either closed or contracted! Now is the time to share ideas and spread a feverish contagion about property value and the member experience.
We are ready to respond as the market rebounds. We welcome your thoughts and ideas, as well.

Neighborhood Spotlight
Angelfish Cay Chalets
(price range: $365,000 for 1BR to $1,895,000 for 3BR)
The Angelfish Cay Chalets were built from 1972 to 1974 in succession along Anchor Drive. A chalet is a cross between a one bedroom and a studio condominium. The major attraction of a chalet is the privilege to use the seawall. Dockage is big here at the Reef and we promote it. Boating is an essential part of this aquatic lifestyle and a place to park your vessel makes all the difference in where you will buy. The 150 units were once identical, but they now have become so diverse, one would need to re-familiarize themselves in order to choose the right space.
In the summer of 2003, the first expansions of a chalet into a 2 bedroom condo occurred in the numbers between 16 and 29. The cost was $150,000. 4 years later the chalets at the end of Anchor Drive performed a beautification project that although gave no new square footage did add12x15 foot garage with automatic doors, new roof, railings, impact glass, new front doors, and lastly an improved pool area with BBQ and big screen TV. The cost was $115,000. Two years later, in summer 2009, 36 units, #49-65, expanded out front and back to give them the largest square footage of all at 1558. The cost was $370,000. The chalets owners would like to see floating dockage behind their units and the buzz is positive towards that happening in the future.
Chalet prices start with the lowest at $365,000 (41B - a Waterfront listing). This unit has been remodeled and boasts a peek of the Ocean. It has no equity attached so there won't be that requirement from the seller. Cart room included and the pool area has BBQ!
