Resident quality improving With higher occupancy rates and rents inching up, the market has generally been treating our industry pretty well. Now from Multifamily Executive Magazine comes a report that the general quality of renters is also improving. Household incomes for renters are typically higher and, though not every applicant is accepted, there's a much better chance right now that credit reports will provide positive news.

Computers Improve Efficiency, Profitability
For about a decade the country's biggest landlords have used powerful software tools to set rental rates on new and renewing leases. Patterned after the technology used to price airline tickets and hotel rooms, the software weighs competitors' rental rates, market conditions, seasonal trends and hundreds of other variables to recommend the highest feasible rent for each apartment at a given time. They Want Upscale Renters in Tucson
The headaches of homeownership seem to be never-ending, and a lot of folks are walking away these days. Perhaps it's no surprise, then, that Tucson developers are now building rental properties that are dead ringers for privately owned homes, but without the hassles. Geared towards high-end renters, these units are perfect for consumers still recovering from the housing crash who don't want to be saddled with a mortgage anymore.

All Politics Is Local
According to a Pew Research Center analysis of newly available government data, median wealth of white households is now 20 times that of black households and 18 times that of Hispanic households. Given that Hispanics are the fastest growing minority in the US, the upcoming elections, and John McCain's recent prediction that the Hispanic vote is "up for grabs in 2012," this economic disparity has potential to have huge results on the industry a year from now.
