Real Capital Analytics shows the average per unit price of apartments nationwide is down 30.5% from a year ago, with the lowest average price since the second quarter of 2004. Given the 12-18 month lag between the overall economy and investment real estate and the recent 50 bps drop in vacancy rates throughout the west (per the Census Bureau), we're probably close to the bottom. Smart investors are looking now for the best deals with an eye towards having them online by summer 2010.
