Selling Your Home:
Remodeling ROI vs Stagnant Sales and the Cost of Carrying Your Home

The economy is beginning to pick up, but Return on Investment (ROI) for remodeling is still lower than pre-2006 percentages. One aspect that the Cost vs. Value Reports are failing to see is the ability to sell the home. The real estate market is still overflowing with homes for sale and competition is fierce.

What distinguishes your home from your neighbor's home? Crown molding, custom millwork such as built-ins, and updated bathrooms and kitchens all enhance your home. If your bathrooms and kitchen are dated, an appraisal will come back at a lower value than your neighbor's home. In turn, if you decide to remodel, the reported ROI to remodel has decreased in recent years. This is all true, but how quickly will you sell your home? Before remodeling, will you find a buyer to pay the appraisal price, and if so, how long will your home take to sell?

It has been our experience that most buyers run from houses that need work. When you factor in the sell-ability and the carrying costs of the home while you are selling it, we believe you will find most renovations, if done properly, pay for themselves. Therefore, one needs to re-evaluate the Cost vs. Value Reports; a remodeled, priced right home will sell far quicker. In the meantime, you can enjoy the luxury of your updated home as well as have fewer headaches, carrying costs and a quicker turnover time when it comes time to sell.

Update Spaces with Fabric Design Trends and Colors

Interior decorating by combining patterns, fabrics and upholstery with updated trends can provide a rich, inviting atmosphere. There is not one design trend in fabrics today, but several - including jacquards, nubby yarns and chenille, as well as geometric floral designs using cool grays and other neutrals as the dominant colors.


Designing with patterns requires careful thought. Too many large patterns will create competition instead of uniformity and balance.  When decorating, pick a favorite pattern as your main focus. Choose accent patterns and solids to complement your main pattern and keep an even number of accent patterns throughout the space to produce a cohesive theme. Don't forget to incorporate both large and small scale patterns to maintain balance throughout the room. Combine multi-colored fabrics with solid textured fabrics to create a visually appealing room while adding dimension to the space. Even numbers complement the space while odd numbers focus on the space. Therefore, leave the odd numbers of decorating to the accessories, providing focal points throughout your room.

Another transition to consider is using a non-traditional fabric on your traditional upholstery frames. Adding trendy fabrics to your traditional upholstery will bring personal expression to your home while avoiding a "catalog" look.
