Autumn Destinations: The Deluxe Hunting Experience
by Martha Cargill, Farm & Ranch
As land is developed, the relationship between agricultural lands, new suburbs, greenbelts, conservation acres and wide-open spaces continues to be a work in progress. Hunters are finding it increasingly difficult to either find pristine land to hunt that is not already glutted with others seeking the same pastime or find the time and energy to successfully manage high-quality hunting land without entering into a 1031 exchange or some other umbrella relationship.
Neither of these options is intrinsically negative, but there are times when a hunter may simply want to step into the pages of a deluxe hunting experience offering high-quality hunting with five-star accommodations. A hunting experience of this caliber should combine a well-managed establishment, high-quality habitat and authentic hunting experience with the uninterrupted and luxurious private space of home.
Often, a land broker can point a client in the right direction. Valentine Land & Timber not only has impressive properties on their books like Bent River Plantation, but they can offer direction to prime regional hunt venues. One such recommendation came about for Huckleberry Ridge Hunting Preserve, a beautiful lodge located outside historic Tarboro, North Carolina. Owner George Johnson is an avid hunter and outdoorsman himself, and as he says, "We call it a hunting preserve because that's what we do here, we hunt." He goes on to tell a story of one man who, after a good hunting trip, returned with his wife because he knew she would have as good a time as he did. They went horseback riding and enjoyed the lodge and may possibly return for a trail ride scheduled for September 20... Read More

Real Estate Musings, or What a Crazy Summer
I wish I could talk to everyone about the great upswing in the economy and the rebounding real estate markets across the country but then, I try not to be delusional!
On that note, I will say, that our farm and ranch market offering a lifestyle of country enjoyment and boundless recreation is very strong. Our buyers have been primarily cash buyers looking for that tangible investment they can walk on, hunt on, ride on and share with their children and grand-children.
My Team has spent a lot of time this summer sharing with our property owners all of the information we have researched on how to minimize the damage to their farms and ranches from this "Exceptional" drought across our beautiful state of Texas. We have met with biologists, pond experts, tree experts, wildlife experts and on and on. The death of huge stately mature trees is depressing to all of us. We have shared the advice from Texas Parks and Wildlife on best watering strategies, when possible, to help save our trees.
We have spoken with our farm and ranch managers on what to do for our damaged pastures-without rain there is just simply no grass-some of us will need to reseed, replant and nurture when we do receive rain. The big question now is whether there will be any moisture to plant winter grasses for forage... Read More
