Just wanted to get your attention this month and alert you to the fact that all of our Clark County schools are now on a traditional 9-month schedule. The roads are more crowded, the school zones are plentiful, and you simply have to be more diligent when you're on the road. I'll find a cute puppy to adorn our October issue. I know it doesn't quite seem like Fall here in Southern Nevada yet, but football season is underway and the days are getting shorter. As the season's change you might consider an insurance review. Insuring Condos & Townhouses (Linda Valkenburg)
On the surface, insuring a condo or townhouse doesn't seem that much different than insuring a single family dwelling, but it can be much more complicated.
Why?
For one, there are usually common walls. Second, there is always a Condo Association and legal documents like CC&R's that govern who owns what and who has to insure what. And then there are the many different types of Association insurance policies that are bought to insure those things called "common areas", and they get detailed and specific. If the condo owner is not fully aware of all of the details of the Association policy they could be insuring too much, or worse, too little. What if there were some catastrophic loss in a row of townhouses and you found out too late that the Association only insured to build the shell of the building back and you were supposed to be responsible for the rest; but you only insured for your personal possessions! There you are with a shell and no interior walls, no bathroom fixtures, no sinks, no cabinets, no flooring, etc.
Believe me, it can happen. If you own a condo or townhouse you owe it to yourself to find out what the master Association policy covers and then make certain you are protected for the rest. It can make the difference between a true disaster and an inconvenience.

Renters Insurance (Vicky Abbey)
A new independent consumer survey conducted for the Independent Insurance Agents & Brokers of America (IIABA) has reported that nearly two-thirds of those living in U.S. rental properties are currently risking severe financial loss by going without renters insurance.
When survey participants were asked whether they had renters insurance, 64.4% said no and 2.2% answered "don't know"!
Personally, I'm concerned. With the housing market in decline and more people looking to rent, I would hope that the new renters would see the value in protecting the property they have left. Consider the value of your furniture, television, electronics, jewelry, clothes, kitchen items, etc. They likely add up to more in value than your automobile! And without renters insurance, what liability coverage do you have in the event someone is injured in your rental unit and sues you for damages? Your landlord will not be liable. That is a common misconception... that you will be covered under your landlord's insurance... not so. Typically, the landlord's insurance covers the building and the infrastructure of that building but does not extend into the the homes of the individual residents and the possessions they maintain in their units.
Every time I hear about an apartment fire in Las Vegas or see it on the news or read about it in the newspaper I wonder... were the residents protected?
Renters insurance is not typically expensive either. The average cost is less than $25 a month for about $25,000 of property coverage and $500,000 in liability coverage. If you rent, you owe it to yourself to give me a call. NOW.

Q. My child is going to college; do I still need to include her on my auto policy?
A. Yes. But most companies give quite a break if your child does not take a car along to college. If they do take one of your vehicles, the vehicle will remain registered in Nevada and needs to stay insured in Nevada even if the college is in a different state.
Q. I've had 2 accidents and neither one was my fault. Can my insurance company still raise my rates?
A. No. As long as you don't switch companies. In Nevada insurance companies can not up-rate you when an accident ia 100% not your fault. However, if you try to move your insurance to another company, new carriers are allowed to look at all of your incidents and not-at-fault accidents have the potential to increase your premium.
