Tool #1: The Power of Color in Marketing Real Estate

 
We all know that color is important when selling a home, but the stats below really help quantify how much of an impact color has on consumers. Research conducted by the secretariat of the Seoul International Color Expo 2004 documented the following relationships between color and marketing:

  • 92.6% said that they put most  importance on visual factors when purchasing products. 
  • Only 5.6 % said that the physical feel via the sense of touch was most important.
  • Hearing and smell each drew 0.9%.
  • When asked to approximate the importance of color when buying products, 84.7% of the total respondents think that color accounts for more than half among the various factors important for choosing products. (A home on the market is a product, by the way.)

    Research reveals people make a subconscious judgment about a person, environment, or product within 90 seconds of initial viewing and that between 62% and 90% of that assessment is based on color alone. (Source: CCICOLOR - Institute for Color Research)
  • Color increases brand recognition by up to 80 percent. (University of Loyola, Maryland study)  
The bottom line: HUE gotta make sure your listings are designed with colors that sell!

, Neglecting to use staging as a strategy to attract more listings. Now, on to How to Avoid the #2 Staging Mistake Realtors Make... Waiting Until the Last Minute.

All too often, agents or sellers will request a staging consultation just 2 or 3 days before the targeted listing date. Understandably, many agents are only trying to accommodate their sellers' wishes to get the home on the market right away, however, it's important to remember that YOU are the real estate expert, and YOU are far more familiar with the best selling strategies than your client. That's why they hired you.  
 
Most sellers can't view their homes objectively, so they don't recognize the importance of spending ample time and energy in properly preparing their "product" to go on the market.  Not to mention, your clients will become frustrated with the whole process if they have a long list of items to accomplish and they are feeling the pressure of getting everything done in a matter of a few days!  
According to a National Association of Realtors survey, homes that sold after four weeks on the market sold for 6% less than ones within the first four weeks! Let your sellers know that they don't want to be in a position where they HAVE to lower their price. Stage, prepare and package the home first!
