Mistake #1: Neglecting to use staging as a strategy to attract more listings. Have you ever considered partnering with your preferred stager to do a mail out campaign? Try it. You might like it. Imagine how a nice before and after photo on post card mailer arriving in someone's mailbox who is thinking about selling would look. This potential seller has probably also received a slew of other unoriginal post cards and mail outs, but yours... yours is different. Your listings, well, they just look better!
