Mistake #1: Neglecting to use staging as a strategy to attract more listings.  Have you ever considered partnering with your preferred stager to do a mail out campaign? Try it. You might like it. Imagine how a nice before and after photo on post card mailer arriving in someone's mailbox who is thinking about selling would look. This potential seller has probably also received a slew of other unoriginal post cards and mail outs, but yours... yours is different.   • The typical buyer spent $4,350 on home improvement projects within the first three months of their home purchase.  
  • Repeat buyers typically spend more than first-time home buyers ($5,330 compared to $3,070).  
  • Twenty-eight percent of first-time buyers spent less than $1,000 on home improvement projects. 
  • Buyers who purchased new homes typically spend slightly
    more than those who purchased previously owned homes.
