Selling a Home? Check out our Staging Tip of the Month...
Avoiding Malodorous Mistakes

Smells are a big deterrent to a home sale, believe it or not! It's very important that a home appeal to all five senses, including smell when a prospective buyer walks into a home. TIP: Avoid perfumy or overly fragrant room fresheners. You don't want it to smell as if you're hiding something, plus, perfumy smells can give many people a headache and we certainly don't want them only remembering how bad their head hurt as they toured your listing! Avoid floral scent makers such as gardenia, lavender and tropical florals. Stick with vanilla and cinnamon for main living areas, perhaps eucalyptus in the bathrooms and just plain dryer sheets in the utility areas and closets. Things to do: - Place dryer sheets in shoes in closets to combat smelly shoe scents.
- Run a load in the dryer with fabric softner/dryer sheets just before a showing.
- Run pieces of fresh lemon through your sink disposal.
- Boil water with cinnamon, cloves and vanilla just before showings, or bake cookies or bread before an open house.
- Ask a friend to do a sniff test because most likely you are accustomed to the smells of your own home.

Design Trends - Hotel Luxury at Home
7 Steps to Creating Your Own At-Home Master Retreat
Who doesn't love the feeling of checking into a sumptuous and relaxing luxury hotel room? The sophisticated simplicity often seen in modern hotel suites conveys feelings of true rest and relaxation, so why not capture that look in your own master bedroom and enjoy that luxury year round? Here are 7 key elements which are important to keep in mind as you "book your reservation" for your own at-home master retreat...
Color your Cocoon - Choosing a monochromatic scheme comprised of natural and relaxing colors will create a more sophisticated look. Be sure to look at our "Hue Gotta Love It" feature this month for inspiration.
Bedding - Think plush. Egyptian cotton (especially those woven in Italy) in at least 400 thread count or more is ideal. Use lots of pillows and be sure to mix fabric textures to avoid that "bed in a bag" look.
Furniture - Stylish comfort is key. Think of the times you've spent in a luxury hotel room - doesn't every upholstered piece look comfortable and inviting? Create this same look by only including upholstered pieces which compliment the look of your retreat, but also provide additional comfort and another purpose, such as a reading chair with ottoman.
Lighting - Use variation. Remember that functional lighting for reading on either side of the bed is key, along with a 3rd accent lamp at a sitting area or dressing table. Set the mood by using dimmers. If you really want to get creative, include a statement piece, such as a wonderful chandelier or a unique ceiling fan.
Window treatments - Keep it simple. Not too fussy or ornate. Also choosing colors which are similar to the walls will help create calming and relaxing space. Simple drapery panels (with black out lining) and a layer of sheers are a wonderful choice.
Flooring - Think soft and inviting. Treat your feet at the beginning and end of each day with a plush accent rug if you have hard surfaces, or with plush wall to wall carpeting.
Accessories - Surround yourself with art and accents which inspire you while always remembering that less is more. Fresh flowers, a scent diffuser and a few pieces of art are all that you need.
