As most of you know, JNdesign offers services to include all phases of Home Decorating and Interior ReDesign, but did you know I also offer Home Staging services?  In fact I am a Certified Real Estate Stager!  If putting your house on the market is in your future, you'll love this months feature article, Home Staging and Why it Works.

I am a huge fan of this months contributor, Artist, Diane Napolitano
Not only am I privileged to have several of her master works hanging throughout my own home, but she has also done commissioned paintings for several of my clients.  Diane specializes on oil on canvas, however, her watercolors, pen and ink and pencil portraits are equally remarkable.  I have always been a fan of custom artwork in the home...it is just another way of displaying items which are unique to you.  If you would like to view Diane's works you can visit her new website (click link below) or find samples on my website under the Custom Artwork tab.

Home Staging and why it works!
 
For those who are unfamiliar with Real Estate Staging, let me tell you, Staging goes beyond simply decorating or decluttering.   While it's important for a home to be clean, with everything in good working order, the idea of staging is to make the home appeal to the buyer on an emotional level.  For this to happen, the buyer needs to envision themselves living in the home as soon as they pull into the driveway.  Giving a house the "model home" effect is the best way to do this.  It's always important to accentuate the positives and downplay the negatives.  Showing all spaces in the home as useable square footage and having each room defined as such will help justify the price per per square foot.  And, most importantly, removing the homeowners personal photos, collections, and decor will give a new home buyer a more clear picture of their life in the home.
 

Enlisting the help of a professional Real Estate Stager is the best way to take the guesswork out of this daunting task.  A professional Stager will be able to arrange furniture and accessories to accentuate the positive features of the home, give the best advice as to what needs to be removed, "decorate" to achieve the "model home" effect, shop for finishing touches and will have the ability to refer and/or facilitate any projects that require a professional contractor;  rendering the home "move in ready"...a dream for most buyers.

 

Working with a professional Real Estate Stager does not have to cost a lot of money.  My services range from a cost conscious walk though accompanied by an easy to follow written report, to actually staging the home and personal shopping,  even empty home staging...a service for any budget.  Home Staging has been statistically proven to help a home sell faster and for a better price than comparable unstaged homes in the same area.  And lastly, less time on the market means less price drops and more money in the homeowners pocket!
