May, June, July are traditionally the quietest months of the year for tourism and property sales combined with heavy monsoon rains it is therefore not surprising - see seasonal weather here http://www.siamvillarentals.com/seasons-weather .
Those of us expats whom live in Thailand particularly enjoy this time of year as it is cooler and there are less tourists and it seems safer driving on the roads!
We have just done a tour of our branches in Bangkok, Hua Hin and Pattaya and all markets are slow at present which is to be expected at this time of year with Phuket seemingly the main exception.

What is selling?
The Thai market for foreign buyers of new off plan property is markedly different in every location - Bangkok condos in all price segments are selling albeit much more slowly, Pattaya condos sell mostly at 1-2m THB, Hua Hin is quiet but villas are selling at up to 12m THB, Samui is very slow and Phuket villas mainly are selling well in the 7-12m THB segment.
