First, may we wish you a very Prosperous New Year in this uncertain world we live in! After the recent Bangkok floods, resort locations have already begun to bounce back and if Phuket, Pattaya are anything to go by the places are full of tourists from all around the world enjoying their holiday in the sun and hotel occupancy is 75-90% across the board and some 5 star hotels even more, which demonstrates the resilience of the Thai market. Private holiday bookings and long term rentals are very strong and with the Thai governments future investment in "Amazing Thailand" the situation bodes well for the future. The general property market has signs of picking up substantially in 2012 and there are many new off plan projects starting and many near completion with some great deals still on offer as the developers wish to close out the remaining units. The resale market for new or just completed units is very active and again some great deals on offer. We often get asked why a resale unit is still for sale after a period of time and the simple answer is until the market in Thailand matures and new projects are exhausted then this situation will remain as buying off plan gives the buyer the opportunity to make a substantial gain by buying early and by the time the project is complete, there are usually several price increases in the interim period thus giving the buyer a handsome return on his investment even before taking ownership, sometimes as much as 40%!
Conversely buying a private resale property which is usually designed by a foreign owner and built by Thais is sometimes preferred over a large secure estate development with management fees due to design, location and wish to be independent. It is also worth noting that the design and quality are usually to a very high standard. The potential return is not as good as a new project but if your goal is a retirement villa or to rent out for holiday/long term lets then this is also the way to go.
