Greetings,

The worlds weather continues to cause havoc and although October is Thailand's heaviest month for rain, boy has it rained this month full on monsoon interspersed with sunny periods. The government has declared an emergency in the north of Thailand and many areas are flooded including parts of Bangkok with many people losing their lives in outlying areas.

As regards to the Phuket property market, the medium to high end has almost reached a standstill (25m THB up or $USD 807,000 ) , however the low end for condos, apartments and smallish 2/3 bed villas in the 2m  - 10m THB is where the market is currently moving for both new off plan and new resale property. Bangkok new off plan condos are still selling well even at prices over 200,000 THB m2 mainly to the local Thai market. However Pattaya's average sale price for new off plan condos is around 1-3m THB and some really great deals are available. Koh Samui, Hua Hin are both sluggish and few properties are selling at present.

The developers who have part completed new projects are beginning to make some attractive offers to keep the project moving along and we list some great offers in this newsletter.
Furthermore developers are now looking at building lower priced units to meet the changing demand. A news item here "Sizing up the property market" has some interesting points.

The rental market for Phuket holiday rentals is getting larger every year and our long term rentals are up on last year and very busy.
