Siam Real Estate Newsletter August 2009 Greetings! We are now well into summer season or if you like low, rainy, monsoon, green season! Europe is on holiday for the month of August and tourists are returning here in healthy numbers with many great flight/hotel bargains. The world crisis is bottoming out and today we hear that Japan, Hong Kong, France and Germany are no longer in recession which is a good indicator of the global recovery and bodes well for us all. The weather here the last month or so has seen very little precipitation or rain to you and I and continues to be very pleasant with cooling westerly winds and a steady 30 degrees. Things generally seem to be picking up and our long term rentals are booming and July was the first good sales month of the year. I saw a TV news programme on Dubai property market today and prices have dropped there by 40% unlike Phuket where prices in the main have remained very stable due to no mortgages being available to foreigners in Thailand and it being a cash buying market. There are some good bargains from some developers where sold units are coming back onto the market due to buyers financial troubles. However there are no fire sales as some of you think. Owners are happy to sit on their property investments until the market picks up and are in no hurry to sell. So the upshot is any capital investment in Phuket property is likely to continue to increase in value rather than the Dubai situation. Rental returns remain strong and offer dependent on project between 6-8%. Be cautious of projects offering higher returns. The Thais are smiling as always and the sun is shining here and it seems that it is about to shine again on the world. We look forward to welcoming you.
