Welcome to the Nietzsche Market of 2009
 
Greetings!
This week I attended the ICSC Idea Exchange in Tampa, FL. The recurring theme I kept hearing over and over from Retailers, Developers, Investors, Brokers & Bankers is SURVIVAL. This got me thinking about German Philosopher Friedrich Nietzsche.



Nietzsche said, "That which does not kill us makes us stronger".

The financial world shook on September 15, 2008 when Lehman Brothers filed Chapter 11 bankruptcy. This firm was founded in 1850 and is the largest bankruptcy in US history. The ripple effect in the financial markets has made it difficult for even the most experienced investor with strong net worth, liquidity, character and track records to obtain financing.

While many lenders are no longer originating real estate loans, there are others who are looking at this as an opportunity to build market share.
Since 1994 Bison has been the "go to" resource for real estate entrepreneurs in need of debt & equity capital for compelling investment opportunities. We are optimistically looking for opportunities to help our clients survive the Nietzsche market.

Bison Arranges Loan on Tampa Student Housing Property
 
ST. PETERSBURG, FL - The Tyvek was torn and shredded and flapped forlornly in the breeze. Another unfinished townhome community baked in the Florida sun when buyers canceled their purchase contracts in the global financial meltdown and the bank stopped funding.

The developer remembered seeing a copy of Bison Tales and that Bison Founder, David Repka, spoke on a panel at  the Multi-Housing World conference in Orlando, FL on the topic of "Conversion/Reversion: Where Does the Condo Market Go From Here" (available on request). The panel focused on discussing creative financing solutions for developers with projects in various parts of the pipeline to get through the current bumps in the road and live to fight another day.
