April Showers bring May Flowers! Yes indeed, Spring is here and we are enjoying all of the signs; from the green buds on the trees to the spring flowers showing up at our favorite nursery. The warm glow of the sun is encourging home sellers to ready their properties for the spring selling market. Showings have increased and properties are starting to sell.

READY OR NOT...HERE THEY COME!
Do you know whether or not you have a committed and movtivated home seller before you list a property? I don't mean that they are getting things ready, or that they will be ready in a few weeks or so, I mean ARE THEY READY-RIGHT-NOW, at the time you list the property? How can you tell their level of motivation or committment to ensure that they and their home are ready for buyers the moment it is listed. Let's examine how you migt be able to determine their level of committment. An owner who is committed to selling their home has some awareness of the market and will be receptive to your education and marketing documentation regarding their home value.They will also be ready to work on getting their home ready for their potential buyers or at the least ask what to do to properly prepare their homes for the marketplace. A great way to "test" their level of commitment is to see if they can give you a set date when projects and preparations will be completed. Understand that some projects will take longer or their circumstances may keep them from being totally accurate on timing but those that are willing to set a date, typically will follow through. A staging professional can also be a great partner in helping home sellers prioritize their activities list as well as stage their home to maximize their selling potential.
It is good to know that a truly motivated seller does not just want to "test the market" or even be the "just wait and see" how it goes type. Most committed sellers have plans for moving forward; and we know sooner is always better. They are willing participants in helping their homes sell. So before taking a listing ask yourself, is this home ready for its close-up or is it a house that is simply not yet ready to be sold. Professionally prepared homes and a "priced right" home are a perfect match for getting the house ready for its first showing. So understanding motivation and committment levels can help you and them reach the goal of selling. RESA Releases 2009 Consumers Guide to Real Estate Staging
The Real Estate Staging Association (RESA) has just released their 2009 Consumers Guide to Real Estate Staging. This is a FREE publication to assist sellers, agents and buyers with the Real Estate Staging process.
The Consumers Guide explains what Staging is, how it works,why it works, and provides great statistics showing that Staging does indeed work! The Consumers Guide includes information on what to look for in a Professional Stager, the benefits of hiring a Professional Stager verses Doing it yourself, and what to expect when working with a Professional Stager.
The guide includes new statistics from RESA which show that staging is still working, even in a down market. Staging improved shorter time on market for occupied homes from 46.6% less time on market (than unstaged homes) in 2007 to 89% less time on market (than unstaged homes) in 2008. Staged Vacant Homes also improved with an average Days on market in 2007 of 44 to only 33 Days on Market in 2008!
