Can you believe its February already! It feels like we barely left the holidays and here we are mid way through the second month. The good news is that winter will clear soon and sales are begininng to pick up.
Many homeowners are ready to get their homes on the market for the new buyer season. We are here to help you prepare for their business, and to stay on top of the market with the latest trends and information in Home Staging.

The Fixer-Upper is out in 2009!
We saw the trend starting in 2008, and it will continue in 2009. The "fixer-upper" is out of style and buyers don't respond well to them. Home buyers are looking for truly "move-in" ready homes and the "Do-it-yourself" days are gone. What does this mean for sellers? In order to sell faster and for top dollar, they must make the repairs and updates necessary to sell their home before putting it on the market.
As agents, you can help. Have a prepared list or booklet of preferred service providers. Often times professional home stagers have a list of tried and true professionals that can assist your home sellers. Also there are companies like Angie's list and of course your very own company may have their own list of preferred service providers. The possibilities are endless in assisting your sellers with minor home improvements.

Home Sellers Ultimately Control the Keys to Their Castles
Savvy home sellers know the main componets of a successful sale: keeping (or getting) their home in good-as-new condition; presenting their home so that it appeals (online, in print and in person) to buyers in the targeted demographic; and hiring a professional realtor to make sure that their home gets priced to sell and marketed to be seen. Yet there is another critical point which home sellers often forget; even though "price is king" in this buyer's market, sellers still control the keys to their own castles.
Unfortunately, many home sellers fail to realize just how much power they have to ensure that their homes will sell quickly and profitably. For any given home, it is ultimately the seller who decides whether the home will enter the market "as is" or in peak condition; the seller who decides to use the support of professionals (realtors, inspectors, home stagers, etc.) or go it alone; and the seller who decides the price of the home. Without the realization of their power, sellers fail to maximize their role in their home-selling process.

Since many reports are claiming that home buyers in 2009 are looking more and more for completely move-in ready homes, and less likely to do any work themselves, it is more important now than ever to stage your listings! As home staging has grown in popularity, more and more homes will be staged and you must keep up with the competition.
Staging your listing will help them sell faster and most often, for top dollar. A staged home shows much better to potential buyers. Staging applies to both owner occupied and vacant homes.
In owner occupied homes, staging makes the home de-personalized, de-cluttered and look and feel more spacious. Staging highlights the home's architectural features, not the homeowner's belongings. In vacant homes, staging makes the home feel larger, warmer and more up to date. It can also make the home appear more valuable to buyers.
Our most recent success was helping a builder with 3 inventory homes. All were on the market for since March 2008 and within 64 days of staging them, all three were SOLD.
