Romancing Your Listings with Great Photos
 
Falling in "love" with the photos is the start of falling in "love" with the house. What buyers see in the online images will often determine whether or not they want to schedule a tour of the home.The internet is becoming more of a resource for buyers to screen listings by looking at the photos you have placed online. In fact, well over 80% of buyers will preview photos to make their decision about which homes they want to visit. Your listing photos need to evoke a positive emotional connection so that the home stands out to buyers who browse the MLS on the internet.
 
A good digital camera will bring big rewards when your photos speak to your targeted audience. You want your pictures to showcase the features of the home you are offering, and a good camera is capable of capturing more than the eye can see. A digital camera puts amazingly easy photographic capabilities right in your hands. Taking the time to read the manual and learning how to take your shots could definitely pay big dividends.
 
Here are some tips to taking excellent photos:
  • Slow down the shutter speed considerably so that the camera can absorb more existing light; this will produce a much better image.
  • In medium-to-dark lighting, use a tripod so that photos won't be blurred when using slower camera speeds.
  • Turn on all of the lamps and lights in the room so that you can take advantage of the ambient light.
  • Stand in doorways to take photos of a room. This is generally the angle that will give the greatest depth and widest angle. This will also depict the views a buyer will have when entering the room.
  • Use a wide-angle lens to capture the full extent of a room.
  • When taking photos, be careful not to reflect yourself in any mirrors contained in a room.
  • Take photos that have wall art in them at an angle so there is no reflection from the art's glass or surface.
  • When taking photos with windows in the setting, point the camera away from the window, then push the shutter button partway down to focus, turn back to the shot you want and then snap the picture. This will balance the lighting so that the window does not flood the photo with too much light.

Make sure your pictures reflect the great staging and  showcase the home's best features. They say, "a picture paints a thousand words"--well, there is only one word you truly seek and that word is SOLD!

 Tips on Preparing for
Last-Minute Showings

 
Congratulations! Your clients have followed your wise advice to invest in home staging and their property is show-ready. The good news is that buyers are finding the staged internet photos of the home irresistible; the bad news is that they want to tour the home in person NOW! You can help your clients stay calm and prepared to welcome buyers into their occupied home--even with minimal notice--by sharing the following tips.
 
1) Use staged photos as references. Refer to the "after" photos of the staged home to remember how each room should look when buyers visit. Remove everything that doesn't belong and reposition anything that is out of place.
 
2) Keep backup items on hand. Keep a fresh set of "show" towels, pillow shams, soaps, etc., to replace used items. Store these replacement items in or near the appropriate room, so they'll be close at hand for a last-minute swap.
 
3) Re-purpose a laundry basket. Sweep last-minute clutter into an empty laundry basket (or two, if necessary). Throw the filled basket(s) into the car (along with pets and kids), then drive off to take a break while buyers tour. 
 
4) Get the entire family involved. Have a weekly and daily checklist of activities for everyone in the home. Remind children and teens that the sooner the home sells, the sooner they can start decorating their new bedrooms. Agree that everyone will do their part to maintain the staged look so you can all move on to your next dream home soon.  
 
5) Have a plan for pets. Ideally, pets should be out of the home when buyers tour. Decide ahead of time how to make this happen with a minimum of upset and hassle. Ask nearby friends, neighbors or family members to keep pets for shorter or longer periods of time until the home sells. At a minimum, keep pets secured in the yard, garage or secondary area of the home during tours.    
 
6) Don't neglect curb appeal. It's critical to keep the exterior of the home looking good--especially as the seasons change. Keep ahead of dirt, debris, falling leaves and dying plants so that a few last-minute touches will make the yard show-ready. Keep landscaping and decorative elements appropriate to the season in which the home is on the market, and any holiday decorations tasteful and minimal.
 
7) Keep ahead of dirt and clutter. As with the exterior, the more you stay ahead of the dirt and clutter that accumulates inside an occupied home, the easier and more stress-free it will be to welcome buyers on short notice. Make sure the home is tidy before you walk out the door each and every day--just in case a buyer can't wait to stop by. 
 
8) Keep the inconvenience in perspective. Statistics show, time and time again, that staging significantly reduces the selling time and significantly increases the selling price of a home. Keep this in mind while the home is on the market and remember that even the last-minute prep will be well worth the effort. 
 
The key to a successful, stress-free showing is to have a plan. Sharing these tips is a simple way to show your clients that you are not only dedicated to a fast and profitable sale, but also to keeping them calm during the stressful period of having their home on the market.

The temperatures are starting to drop and soon homes will be decorated in true holiday fashion. Now is a great time to remind your sellers about keeping their holiday decorations to a minimum.
 
 While sellers'
decorations may be beautiful and grand, the point is to keep buyers focused on the house itself. Every property should appeal to a broad range of buyers with various tastes and from diverse cultures, so keep decorations simple and seasonal.
