When people think of home staging, they most often imagine the process of putting furniture and accessories into vacant homes--but that's just part of a much broader range of services that home stagers can provide. As a realtor, knowing what home staging services are available to you and your clients is the first step to successful property presentation.
 
Home staging services typically fall into two categories: consultation services, that provide detailed guidance to "do-it-yourself" home sellers; and hands-on services, for those who need or prefer the expert touch.
 
The advantage of a consultation is that it provides prioritized, step-by-step guidance--as well as motivation--to home sellers who prefer to do the prep work themselves.
 
Hands-on services are just the ticket for homeowners who don't have the time or inclination to handle the details that go into transforming a property so that it can compete in this challenging market. Staging a vacant home involves evaluating its unique needs and qualities, then formulating and implementing a design plan that incorporates the appropriate furnishings to appeal to the targeted audience of buyers. Developing and implementing an appropriate design plan for an occupied home involves assessing which of the owner's furnishings to leave, which to omit, and whether enhancements are needed from the stager's inventory.

Q:  Why use a home stager?
A:  Using a home stager enhances my business by helping my home sellers better prepare their home for sale.  I give general constructive feedback to a home owner about how to prepare for the market, but a professional stager can drive home the point when communicating with a seller.  Their attention to detail and the extra time they spend with my clients benefits myself and the home seller in the end with a better presentation of their home.
 
Q:  How has it changed your business?
A: When a seller has been wise enough to take my recommendation and consult with Home Matters, there has always been a sure sell forthcoming, even in the most challenging of situations.
 
Q:  What do you look for in a home stager?
A:  Professionalism, Professionalism, Professionalism. Knowing that I can trust in their expertise is paramount in referring my clients to them.  I use Home Matters because they are operating as a professional business and they have a great understanding of real estate buyer demographics inwhich can help my sellers.
 
Q:  What services are you most likely to use and why?
A:  I mostly use Pre-Listing Consultations for my clients.  Ideally, this prepares my sellers for what they should expect from today's buying market.  When it comes to critiquing a property, it is extremely important to refer a home stager that is professional,  has the skills, and has strong results.  Overall, my preference is that professional stagers perform the staging themselves; but even if my clients do it themselves, they are more equipped with the tools they were provided during their consultation.

Is There a Difference?

What's the difference between interior decorating and home staging--especially since both involve design elements like scale, proportion, color, etc? The answer is: the intent (the intended target audience). Decorating is about furnishing and accessorizing a room or space according to the taste and lifestyle of a homeowner. Staging is about putting together a design plan which is intended for the home buyer.  
 
When staging a home for sale, the intention is to focus on home buyers, in terms of who are they and what will appeal to them.  Staging is a process which highlights the best features of a home, detracts from any negative features, and universally appeals to the greatest number of buyers. Interior decorating is viewed as a luxury; while home staging is a necessity which helps homes sell for top dollar, fast.

So, when you walk into a staged home, don't be disappointed when the home is not completely furnished or decorated quite like a model home. Staging is about showcasing the home's best features to allow buyers to notice them. A well-staged home will also give buyers a sense of the possibilities as to how they can live in the home. With home staging, the goal is always to maximize the marketing potential of the house for sale, by using the techniques of home staging along with the elements of interior decorating.
