| The Living Room: Why and How? | |

Homeowners spend a lot of time in the living room areas of their homes. Typically, the living room is designed for two kinds of activities: Family use and entertaining guests so it must be well suited to provide the optimal environment with this in mind.
By staging your living area, you are sure to wow buyers and create the best circumstances to receive a good offer for your house.
1. Arrange the room in a conversational way. The living room should be conducive to group conversation and family interaction.
2. Let the living room breathe. If it's hard to walk through because of furniture size and/or arrangement, remove some items and place them in storage.
3. Purge the living room of family photos and other items that say "you don't live here" to potential buyers. They must see themselves in it.
4. If your living room furniture is too old or not adapted, replace them with some nice rental pieces.
5. If the furniture is worn or stained, but otherwise intact, invest in some nice-looking slip covers. This is a low-cost way to enhance the appearance of older chairs and couches. Slip covers can also help you neutralize "loud" fabric colors.
6. Create a nice warm, but neutral color on the walls. It's important to coordinate all the main aspects of the room to this palate and use contrasting accessories for hints of color.
7. Create ideal lighting by placing a variety of fixtures throughout the room. Overhead, table top and upward lighting are all recommended to convey a proper mood for this crucial room, highlighting the arranged furniture vignettes. Position lighting to draw attention to architectural details and wall mounted artwork.
