The Buick

A LEED Core and Shell

Certified Gold

Source: Greg Sorvig

            Shiel Sexton

Shiel Sexton recently remodeled the Buick, one of downtown Indianapolis' historic landmarks at 1302 North Meridian. The 3-story, 59,700-square-foot building, originally constructed in 1923 as a showroom for General Motors' Buick automobiles, is listed in the Indiana Register of Historic Sites and Structures.

New office tenants include August Mack Environmental, the Hoosier Lottery, and RN & Allied Specialties.  A complete building renovation transformed the Buick into an energy efficient facility while maintaining its historical and architectural character. Project scope included:

* Use of existing structure features in design, including the building's exposed columns and steel.

* New energy-efficient windows fabricated to match the original building's design (including the addition of new window areas).
* Restoration of roof's clear-story windows to gain more natural light in interior spaces.

* New energy efficient MEP systems, including new electrical service and new domestic water line to building and sprinkler system.
* Addition of new interior elevator shaft.

Lessons Learned
When the team incorporated energy efficient systems with environmentally friendly products and construction practices for the Buick, they did so with the goal of LEED certification in mind. Each of the Buick's three floors was completed separately in order to accommodate the separate move in dates for three new tenants. The first tenant was scheduled to move in just three months from the team's initial start date. The team learned to adjust accordingly in order to get the job done right and on time while maintaining the high level of documentation and dedication required for LEED certification.

A Word from Your Incoming Chair

Dan Overbey

Over the past several month, I have been involved with USGBC's national chapter network to learn more about the inner workings of the council in order to better serve the Indiana Chapter in 2012. During that time, it has become clear to me that a large segment of the public perceives USGBC to be a trade organization or the like.

The fact is, USGBC is a 501(c)(3) nonprofit charitable organization. We are not segment of the US government. We do not lobby. We do not conduct political campaign activities. We do not intervene in elections to public office. From the national headquarters, to the regional councils, to the state chapters and branches, USGBC lives and dies by charitable donations and volunteerism.

This is where you come in.

If you or your organization is committed to a prosperous and sustainable future for our nation through cost-efficient and energy-saving green buildings,
then please join us! At a national scale, USGBC is doing many good things to bring about a market-wide shift toward green building. Here, at the Indiana Chapter,
we are hard at work to implement national initiatives at the local scale. We outreach, education, and advocate. Furthermore, we need your help.

If you have an interest and passion toward bringing green building to the mainstream, we would love to get you involved with our network!
Please vote in this year's USGBC Indiana Board of Directors election and visit usgbc-in.org and contact your local branch chair. We have a lot of exciting work
ahead of us in 2012!

Sincerely,

Daniel J. Overbey
Chair-Elect, USGBC Indiana
