The American Institute of Architects Committee on the Environment (AIA-COTE) has announced its Top Ten Green Projects for 2010. Full profiles of these projects are available at www.aiatopten.org and at www.BuildingGreen.com.
355 11th Street: This mixed-use residential, industrial, and commercial space reuses a historic industrial building in the heart of San Francisco. Designed by Aidlin Darling Design, the project features both a green roof and building-integrated photovoltaics, and uses natural ventilation in place of a mechanical cooling system.
Homer Science & Student Life Center: Part of the Sacred Heart Schools in Atherton, California, the Center is designed to foster scientific inquiry and exhibit the correlation between the building's functions and its site. The project makes use previously developed land and local and salvaged materials, and was design by Leddy Maytum Stacy Architects.
KAUST: King Abdullah University of Science and Technology in Thuwal, Saudi Arabia, designed by HOK, uses strategies based on local culture and Bedouin traditions to address environmental challenges. Key features include proper orientation, water management and efficiency measures, shading, and passive cooling.
Kroon Hall: Designed by Hopkins Architects, this project in New Haven, Connecticut, houses the Yale School of Forestry and Environmental Studies. With an emphasis on non-motorized access, the building not only lacks onsite parking but also features bike racks, showers, and changing rooms for pedestrians and cyclists, and plenty of access to public transportation.
Manassas Park Elementary School + Pre-K: Located in the suburbs of Washington, D.C., this school's design conveys environmental stewardship to its students by merging the classroom with the site's natural surroundings. Outdoor classrooms, learning courtyards, and locally harvested interior wood accents are all part of the design, which was conceived by VMDO Architects.
Manitoba Hydro Place: This new energy utility headquarters was designed by Kuwabara Payne McKenna Blumberg Architects and is located in Winnipeg, Canada. The building features passive ventilation strategies, an innovative green roof and associated irrigation system.
Omega Center for Sustainable Living: Located in Rhinebeck, New York, this holistic learning center was designed by BNIM Architects and includes an onsite wastewater treatment system that is used as part of the Center's educational programming.
Special No. 9 House: Design by KieranTimberlake to house the Make It Right Foundation, this LEED Platinum home is located in New Orleans' Lower Ninth Ward and features a number of water- and energy-efficient strategies that compliment the region's climatic conditions.
Twelve|West: This mixed-use building in Portland, Oregon, was designed by ZGF Architects to emphasize energy reduction strategies. The design features wind-generated electricity, natural ventilation, and accommodates car-free living.
Watsonville Water Resource Center: Watsonville, California's new Water Resource Center was designed by WRNS Studio and boasts plenty of water conservation strategies. Among these are planted swales, landscaping with mulch and drought-tolerant vegetation, and collecting rainwater for irrigation.

energy efficiency project. U.S. Vice President Joe Biden's office says
it is part of $425 million being awarded to several communities
throughout the country. The Indianapolis project will involve
transforming a 470 square block neighborhood into "a more energy
efficient and economically sustainable community" by retrofitting
several buildings. Mayor Greg Ballard will outline more details during a

Knauf Insulation Facility Receives LEED Recognition
Knauf Insulation North America has confirmed that they have been awarded a LEED Gold-NC Certificate from the United States Green Building Council for their new engineering headquarters in Shelbyville, Indiana. LEED is an internationally recognized certification system providing third-party verification that a building was designed and built using strategies that improve building performance. The recognition, which stands for Leadership in Energy and Environmental Design, is one of the first awarded in the State of Indiana.
The new 24,860 square foot office space uses 30% less energy and water than a conventional building. Locally obtained and recycled materials were used during construction and rapidly renewable materials were used in lieu of most petroleum based products. A white membrane roof, native plant material landscaping, recycled water irrigation, and shaded parking ensures that minimal heat island effect is felt by the local community. Super insulated walls (R-40), the strategic use of sun shaded windows and "daylight harvesting" also vastly reduce the need for electricity to light and cool the space.

Jason Black has found that going green can become a habit.
The director of architecture and sustainability for Reckson, a division of SL Green, said the firm began its green initiatives by recycling carpet and ceiling tiles in its suburban office portfolio, then graduated to lighting retrofits and to installing a solar roof on one of its office buildings in Greenwich, Conn. Finding savings in one area emboldened the firm to find "green savings" in other areas, and Mr. Black said Reckson's portfolio of suburban properties is being used as a proving ground for measures that could eventually be adopted in SL Green's New York City ones.
Other building owners may also get into the habit. Whereas such development could sometimes mean waiting 10 to even 15 years for a noticeable payoff, a confluence of factors, ranging from improved and cheaper green building products, greater knowledge on how to make these projects pay and, ironically, the slowdown in New York City construction, has meant that more green new buildings and retrofit projects can pay dividends in a three-to-five-year horizon.
"A lot of significant measures don't have a 10- or a 15-year payback period," said Katie Rothenberg, manager of commercial real estate for the U.S. Green Building Council. "The more you know, the more feasible it becomes."

The Comeback of Neighborhoods
Earlier this year, the Environmental Protection Agency (EPA) released a report detailing residential construction trends in major U.S. metropolitan regions. In short, the study suggests that approximately half of the 50 largest cities in the U.S. are witnessing greater amounts of urban redevelopment than suburban construction.
The study, titled Residential Construction Trends in America's Metropolitan Regions, is an update to a study from 2009 that analyzed housing data from 1990 through 2007. The most recent release includes 2008 data. Both versions of the report identify a rising popularity in smart growth and attribute the trend to recent programs that are increasing the availability of affordable, dense urban development.
The study cites an especially dramatic increase in urban redevelopment in the most recent five years of available data. Keep in mind, however, that the data only runs up to 2008. It will be interesting to witness the effects of our country's recent economic hardships on this development trend. Suffice it to say, American residential market appears to be shifting focus to more urban neighborhoods. An increasing proportion of the projects I've been recently involved with are focusing on urban redevelopment as opposed to suburban greenfield development.
Additionally, the green building community appears to be shifting its focus toward neighborhood development. After 10 years of focusing exclusively on independent structures, this past month USGBC launched its long-awaited LEED for Neighborhood Development (LEED-ND).
Even the Federal Government is recognizing the long-term economic value of green urban neighborhood renewal. It was announced two weeks ago that the city of Indianapolis will be receiving $10 million in federal Recovery Act funding for a major energy efficiency project that will involve transforming a 470 square block urban neighborhood on the Near East side into an economically sustainable community by retrofitting the existing neighborhood fabric.
Due in large part to green building considerations as well as a renewed appreciation for the amenities that denser urban regions have to offer prospective residents, it appears that the neighborhood development is making a comeback..
