| Insurance & Rentals: What Property Managers Need to Know |

We had a great turnout for our last luncheon!
Jeff Stoneking, Associate Agent Owner of Brightway Insurance, graciously
accepted our invitation to speak and shared some helpful insight in
regard to insurance and rental properties. Here are a few more tips following the email recap you received last week:
- Help owners understand preventive measures that may cost additional fees but can lower the chances for a claim: Trim trees, Install Security alarm/video, ensure pools are enclosed with proper child safety fence/gate & keep hot tubs locked
- Know red flags in inspections: Most companies require asphalt shingle roofs to be less than 15 years old; few companies will cover aluminum wiring; red flags in plumbing include galvanized or polybutylene pipes.
- Multiple claims will raise rates, not usually one (unless it's a major claim).
- Vacant property policies are available and can be short (60-90 days). They do cost 3-4 times the standard homeowners policy.
- Property managers can be added to a tenant's renters insurance as an additional interest so that you will be notified if they are late paying.

It requires attendance at the monthly board meeting and the monthly luncheon, as well as time between those for planning, responding to emails, etc. Email President, Mo Hotchkiss for more details by simply replying to this email newsletter.
One particular need is someone to facilitate the communication process and forward items that need to be publicized to Suzanne Tomlinson:

Attend board meetings and take note of any items that need to be be publicized; forward to Suzanne immediately after meeting. -
Attend monthly luncheon and take a few photos; forward speaker's materials to Suzanne immediately after luncheon.
