Effective Communication: Less Really is More!

At our June 16t
h meeting, Suzanne Tomlinson of Kingsley Communications shared basic business communication information that focused on a few principles. She recommended that you have a plan prior to jumping into any communication or marketing campaign (even if it's just setting up a Facebook page for your business). When it comes to your writing-- whether it is a status update, a tweet, an email, or website content-- be concise, correct and consistent. You received a few tips in the last email...here are more hints, interesting figures and a video.

So how can you be concise when you have so many important things to say, even in an attempt at a "brief" email? Cut the word clutter! Click here to open a handy cheat sheet! Print it and keep it accessible on your desk.

Property managers & social media

First, you need to consider your tenants, owners and how they prefer to communicate. If you have a targeted demographic for potential tenants or potential owners, the same applies...you will need to discover how they primarily communicate. Next you need to identify what you want to accomplish. One of the last steps is actually implementing and posting info. Examples of property management objectives for social media: 

 

×Gain new tenants
×Engage existing tenants and/or owners
×Promote company's image
×Damage control
×Acquire new properties to manage
×Inform tenants and/or owners
×Increase website traffic
×Strengthen relationships
×Increase referrals from real estate agents

 

What about websites? 

Even with so many social media sites, you must ensure your website is professional, fresh and modern. You want everything to point back to your website, which should be clean and updated. A few website tips from the presentation: 

  • Keep the design simple & easy to navigate
  • Have a purpose/portal for each audience
  • Provide information/resources for your visitors
  • Hire a professional designer if your time/skills are limited
One of the most important tips, especially if you plan to use an email marketing program such as ConstantContact, is to ensure you have a permission-based email list for any marketing efforts and comply with the CAN-SPAM Act.

The event was coordinated by NARPM of NE Florida, NEFAR, NEFBA, NEFMLS, SMC & WCR and proceeds benefitted HabiJax (Habitat for Humanity Jacksonville). We had plenty of good food and great company!

Big Boy's Tips 

  

If you have hot air in a house, you could end up in hot water...

 

Or at least have a very unhappy, sweaty tenant. Take necessary steps to keep units running cool. They will be put to the test this summer!  

 

First, make sure these three main steps are completed:

 

1. Clean the outdoor condensing units with a garden hose make sure that the AC is turned completely OFF when you do this. A clean condensing unit helps for good airflow.

2. Clean your filter monthly. A dirty filter not only impedes efficiency it can break your central air conditioner.

3. Check the batteries on your digital thermostat. If the thermostat is mercury based, make sure that it is mounted straight on the wall.

 

Next, become familiar with the A/C warranty. What should include? Read about warranty info here. Since the EPA reports that almost half of all central A/C units aren't installed properly, the document also includes 7 common installation mistakes.
