Trade Secrets: Exterior House Maintenance

You have all pulled up to one of your units and immediately notice a green "glow" on it. Everything in Florida has a tendency to mold and mildew very quickly. The good news is mold and mildew on your properties is treatable with proper yearly cleaning.
One benefits of regular cleaning is that the exterior paint will last longer if it is gently "soft washed." Many owners think that they have to re-paint only to discover they have a couple more years before it needs to be done. Along with soft washing the exterior of the house, follow these tips:
- Make sure the roof is blown off.
- Clear the gutters of any debris
- Check to ensure they gutters are working properly and aren't damaged.
- Bushes or trees that are closer than two feet from the house must be cut, especially if they are touching the house.
- Build this system of care into your planning. Some property managers write it into their contracts that every year the properties get cleaned on a predetermined month.
Setting up systems for your yearly cleaning will take the hassle off of you and help your owners budget maintenance expenses. Keeping the exterior of the house clean will make for a happy tenant and make it easier for you to re-list when the time comes.

The storm moved through Central Florida with damaging wind and rain, proving that even inland areas are susceptible to severe weather. This year, early expert predictions call for a "busier-than-average" season - Weather Services International forecast 16 named storms, with 9 hurricanes. Of those, five are expected to become "major" hurricanes - classified as a Category 3 or higher. Preparing a residential dwelling for storm season requires serious advanced planning. Taking steps now, like establishing a relationship with an emergency contractor, can help safeguard your community in the wake of severe weather - and get it back to its pre-disaster status as efficiently as possible. | Big Boy's Tip of the Month | |
 Crazy idea = "Wow" customer service! Despite my best efforts to answer every phone call, I have missed a couple of calls. We all miss calls, I read a study that 80% of people who get voice mail hang up. But how can those 80% of missed calls not be important? I started rethinking my assumption "they hung up why bother". So, I got this crazy idea. What if I called the person who just hung up? I checked our phone log, looked up the caller's number, got ready to dial and --- I hesitated. Would I be met with, hostility? Indifference? Irritation? After all, this person hadn't left a message. I took a deep breath, dialed the number, and said: "Hi, this is Steve with Northport Heating & Air I'm sorry I missed your call a few minutes ago. May I help you?"
Guess what? She was thrilled that I had called her! Thrilled! I answered her question and she said "Wow, what great customer service!"
I've done this a few more times since, and every time, I get the same reaction: "Wow!" Have you done this? If not, try it! Call someone who hung up without leaving you a message. Then, let me know what happens!
