Service Heating and Air Conditioning Systems in Rentals During the Summer
By: Rob Massey, Jr., CPM - Rentals.com Consultant
   NEFARPM logo
Manufacturers of HVAC systems and HVAC contractors recommend at least one check-up for furnaces and air-conditioners per year. Performing this task reduces costly emergency calls and extends the life of HVAC systems. Many HVAC contractors offer discounts for servicing furnaces during slow periods of the summer. While furnaces can be serviced at any time of year, air-conditioners cannot be properly checked during cold winter months. Having both systems checked at the same time during summer months and at the contractor's convenience (during slow periods) results in the most efficient and cost effective method for performing this important task.

Contact your HVAC contractor and request a discount for allowing them to complete this preventative work during the summer for best results.

Your Paperless Office: Five Great Reasons to Move Payments Online
By: Jim Semick, from PropertyManager.com a Service of AppFolio.

NEFARPM logo A single check seems small enough. But added up, the checks your property management company deposits or prints can ultimately bury your staff under a mound of paper. Plan Ahead ... Weather, or Not
By: Leigh Gardner, from Coastal Reconstruction.

coastalNatural disasters cause billions of dollars of property damage annually. One of the most important things property owners and managers can do to minimize risk to their facility is simple: Establish a relationship with a disaster contractor now, before severe weather becomes a threat.

Disaster contractors specialize in repairing damage caused by natural occurrences like fire, wind, water, mold and termites. Damaged roofs and walls, broken windows, flooding and mold require contractors with different expertise. These experts can bundle all these services - even coordinating multiple sub-contractors for their clients, if needed - thereby eliminating extra hassle. Beyond being equipped to handle building repairs and complications from water intrusion, (like mold, for example), these companies are well-versed in working with insurance agencies to settle claims efficiently. In addition, many stockpile basic supplies like lumber and tarps - elements to responding promptly and beginning the recovery process. Early enrollment also allows the contractor to survey the property ahead of time and note emergency electricity and water shut-offs for each building, among other preparatory measures.

And remember: Disaster contractors will provide different types of reconstruction services - it is a matter of doing your research and selecting the best company to complement your facility's needs. Restoration can take anywhere from a couple weeks to a few months to complete. Because the hired contractor is going to become part of the facility's daily operations throughout the duration of repairs, make sure you select a company you are comfortable with - and working around. So, begin researching now, enroll for appropriate services and ride out the upcoming storm season with confidence.
