Happy Summer!  On the real estate front, the market is picking up with first time home buyers comprising the majority of activity.  Compared to a year ago, inventory is much lower and pending sales has significantly risen.
 
On a more personal note and as some of you may already know, my husband and I have been blessed to find out we're expecting a little girl.  Wow, I thought a little real estate agent. Meanwhile my husband thought wow a little basketball player.  Regardless of her destiny we're endlessly excited for our new addition.

NWMLS News Release: Inventory Shrinking Pending Sales Improving

KIRKLAND, WA, May 5, 2009, Northwest Multiple Listing Service members reported pending sales for April surged 11.4 percent compared to twelve months ago - and rose 21.3 percent from March. Inventory is down 18.3 percent from year-ago levels, with Clark, Kitsap and Pierce reporting the largest drops.  
 
Lower prices, record low mortgage interest rates, improving consumer confidence, the $8,000 first-time buyer tax credit and other incentives for buyers are credited with spurring activity. Dropping inventories and rising affordability are positive signs, according to Frank Nothaft, Freddie Mac's chief economist. "The housing market may be edging toward a bottom," he stated.

 
Builders offer as low as 3.125% buyer interest rate and incentives to stay competitive

Builders feeling the pinch to stay competitive are offering some significant buyer incentives.  From $20,000 buyer bonuses to 3.1% interest rates, buyers can get killer deals if shopping the new construction home market.  One Kirkland builder partnered with Banner Bank to offer a zero down, no pmi 30 year fixed low interest rate loan.  Quadrant homes is matching the $8,000 first time home buyer credit with an additional $8000 at closing plus a 1% rate buy down if using the preferred lender. Harbour Homes is offering a 3% lender bonus and a 3% builder bonus on their Wynfield Meadows project in Kenmore.
