In case you had doubts, now is a great time to time buy.   Home prices are the lowest they will be and if you're listening to "Debbie Downer" who is still down on the market then I'm afraid you're gonna miss out.  What's the only way to know 100% if the market has reached bottom?  The only way to know if when values have already gone up and by then you'll have kicked yourself for not buying sooner.  Owner financing is back in fashion and even if that isn't your cup of tea guess what?  Rates are still low!  Call me for a current list of great investment properties.  It's a great time to build your portfolio or start investing.

Tax deprec 
 Q:  I'm getting ready to sell my property and can't decide about price. Shouldn't I start high so that negotiations run in my favor?
 
A:  That might sound like a great way to begin - logical, even - but usually, starting at a higher price can result in netting less.  Here's why.  The first few weeks a home is on the market is when it gets the most attention and activity.  When agents preview a home that they believe to be priced too high, they'll cross it off the list for buyers they're working with.  Something else to remember is that, not only will your home have to compete with higher-priced homes with higher-priced features, it'll get a reputation fast.  You don't want it to sit.  Therefore, you're best bet is to price your home fairly to begin with.
