Greetings!

This month, I had the pleasure of attending a lecture on the importance of community by Jim Diers, the former Director of Seattle's Department of Neighborhoods and author of Neighbor Power: Building Community the Seattle Way . Jim uses a bottom up approach through neighborhood empowerment and the addition of art to redevelop communities.  Jim was responsible for changing Fremont from a dump into "The Center of the Universe."  He is also credited for redeveloping the Columbia City district, Ballard and Alaska Junction. When the Q&A time came during his lecture, I of course asked the natural question any real estate investor would ask, "What neighbors will be redeveloped next?"  The answer will surprise you.  The Delridge neighborhood as well as Whitecenter was his answer. Subprime lending and the solutions to our current housing troubles are coming to the forefront of the nation's primary races.
 
 
  • Barack Obama proposes a government fund to help in-debt homeowners avoid foreclosures.
  • Hillary Clinton wants to place a 90-day moratorium on individual foreclosure proceedings and a five-year freeze on interest rates. 
  • Republican candidate Rudolph Guliani backs increased federal regulation. 
  • The rest of the Republican candidates stay mum on the topic but have expressed interest in short term interest rate freeze.

Question: How does tax depreciation work?
Tax deprec 
Answer Tax depreciation can be confusing.  For rental properties, you get a tax deduction for the "wear and tear" on the structure, even if the property increases in value. Thus, you can actually break even or make money, but on paper show a loss to offset other income.  Only non-owner occupied property qualifies for tax depreciation. Tax depreciation cannot be held for personal property.
