Home Staging Makes a Difference!

Did you know that home staging can increase the value of your home and help your home sell quicker?  Home staging has even been proven to positively affect appraisals! Here are some do it yourself tips. As you Stage, remove three or four big pieces from your house. Living rooms and dining rooms usually contain too many chairs. Too many heavy pieces of furniture make a room look and feel crowded to a buyer.  For the exterior, manicure the lawn, trim the bushes and limit the number of yard art and hanging baskets. Diffuse bright color rooms by using black, for example use black towels in a bathroom or black comforter in a bedroom. Green is a great nuetral interior color to use as it makes people feel comfortable and warm as they walk through your home.  Try and stage using indoor plants in most rooms.  Contact Carrie about staging your home for free using your own furniture!

Are Conversion Purchases OK?
 
 
Heard mixed messages about whether buying a conversion is a good idea?  Perhaps the reason you've heard mixed opinions is because it's not a simple answer.  Conversions can be a fantastic investment if the builder has done a thorough job remodeling a building's exterior structure.  Be sure to check the complex's Public Offering Statement for a city mandated inspection report.  It often lists a unit by unit analysis of building condition.  There should also be an explanation of builders' repairs in the Public Offering Statement.  Your offer is contingent upon a 5-7 day review of the Public Offering Statement.  Here's another tip, you may get the best deal if you are the first to buy or the last to buy.  Read more about it in the full article on my website at www.realtorcarriepierce.com/shop_for_conversion.asp

If you're a typical homeowner, you don't give homeowner's insurance much thought- unless you try to file a claim and get into a squabble with the company.  The danger here is that insuring your home year after year becomes so routine that you fall prey to three potentially costly errors:

  • Assuming that all Homeowners policies are alike.  Actually, policies come in several varieties and different companies' versions of those varieties differ. 
  • Taking it for granted that your insurance company charges about the same premium as others.  Prices, in fact, can differ by astonishingly large margins. 
  • Failing to update your coverage periodically.  Even if your policy protects against inflation, the value of your home may outpace it; and as you accumulate more possessions, you may find your personal property dangerously underinsured.
