Majestic Realty Services in Dallas, Texas, is
putting together a partnership for the purpose of purchasing undervalued single
family homes and duplexes in Dallas. Majestic
believes that in the current economic environment there are great opportunities
to purchase undervalued single family homes and duplexes at 60% to 75% percent
of their fair market value. Most of
these homes will require some rehab work, but even after the rehab work is
completed, Majestic expects the basis in the individual properties to still be
70% to 80% of their improved value.
After the homes are repaired, Majestic will rent
them out and hold them until the housing market is stabilized and they can be
sold for a profit. Majestic expects the
holding period to be about five years.
If houses are sold along the way, the proceeds will be either
re-invested or paid out to the partners depending on the housing market at the
time of the sale.
A preferred return of 10% per annum is paid
quarterly to all partners. Any profits
after the 10% preferred return and return of the original investment to the
partners, will be split 50/50 with the General Partner. If the return is less than 10% in any
quarter, the shortfall will be accrued to future months to be paid out as
profits allow.
Expectations - Majestic expects a 12 to 18 month
window for the acquisition of these properties.
Each property will most likely be held for 48-60 months, and liquidated
with an overall return of 15-18% per annum.
