Welcome to our September 12 Newsletter from Spencers Agents!
So, that was August! We had the Olympics and the sunshine, AND we had an incredibly good month for interest, viewings and sales. Spencers are also proud to say that for the month of August in the south and south west of the city we were second out of all agencies for the number of new instructions to the market, which is incredibly good for a one office independent family agency.
Not only are we pleased with this result, we are getting some stunning houses on to the market and are really pleased with the quality of our stock. Thank you to all of our loyal clients for the business, we really do appreciate you.
Lee and I have been back in the City for ten months now and have had the most wonderful feedback and reception from clients since we took over the company; we are loving being home! Thank you for welcoming us back with open arms.

SPENCERS Top Tips!
This month's Top Tip is USE THE PROFESSIONALS! We are hearing "word on the street" more and more that people are asking "why would you use an estate agent when internet advertising agencies are so much cheaper?"
Well, there is certainly very little skill to uploading a property to an internet portal, which would beg the question to me "why are internet only agencies so expensive?" There is, however, much skill in representing your property in the correct way to attract buyers at a price that has been investigated and researched by a property professional, not just at a price that you think you would like for your house.
You will find though, that much of the skill in selling a house normally comes once a buyer has been found, not just finding a buyer. Working with a team of respected professionals we know the merits of proper negotiation on price and chain, full financial qualification by an independent advisor, and the skills that are involved in holding together a chain by coordinating solicitors and by ensuring that the sale price and completion price are one and the same.
So, to handle the transaction of (likely) your biggest financial asset, why on earth would you do it on the cheap? 'Properly' wins to get you the best price and the best buyer, even if that costs you a small amount more. Play safe with your assets.
