Below is our weekly newsletter outlining events and news related to the Neighborhood Stabilization Program. We hope you find this informative and helpful in you or your client's efforts to purchase a home in the Atlanta area.
5 Easy Steps to Qualify for an NSP Home!
Qualifying to purchase an NSP home is easier than you think. Our goal is to ensure that each buyer meets the income eligibility requirements of NSP (below) not to re-examine what your lender has already confirmed; that you or your buyer is qualified to purchase a home.
 
 1.Check the income limits for your household size.

There are a few definitions that might be pertinent in some families i.e. does my grandmother who lives with me count as a member of my household? Feel free to call Dawn at 404-810-0025 with those or any other NSP related questions. 
 
 2. Get pre-qualified by a reputable lender. Silverton Mortgage Specialists are FHA experts and understand our NSP buyers. Feel free to call Jason Strain at (404) 815-0291  ext 233 or a lender of your choice and get a letter qualifying you for a specific loan amount.
 
3.Submit income verification documents to Environs Residential-NSP Developer. Generally speaking, the current year projected income is validated using pay stubs, bank account records, tax returns and a few simple worksheets.
 
4.Attend a homebuyer education class. Attendance at a HUD certified class is mandatory. They are offered at various places and times throughout the city and the cost is nominal (for class materials). Resources for Residents and Communities is located in Reynoldstown, one of our designated NSP areas. Their programs are fun and informative. Their contact info is at www.NSPAtlanta.com.
 
5. Select your new home! Once an NSP home is selected and an offer submitted, Environs along with our program administrators will finalize the NSP funds available to be used for down payment, closing costs or principle reduction. (Offers should be submitted with specific program fund requests which are then finalized prior to contract execution.)
