Greetings!

2008 is bringing continued growth to our practice as our land use/zoning and litigation clients increase substantially. We've won important federal and state court victories for our clients while maintaining the attention to detail and person service that sets the firm apart.

I'm particularly pleased that we are now representing clients in litigations in Kings, New York, Orange, Rockland, Queens and Westchester counties. We have also prevailed in our advocacy on appeal in the Second Department.

    Ryan Karben successfully tried to verdict a long running Manhattan real estate dispute in federal court that had gone unresolved by rulings in four prior courts. The judgment awarded to Karben's client restores the client's possession of real property illegally occupied for years.

    The long-running dispute in Danyluk v. Glashow involved a tenant's continued possession of a professional office condominium despite a lease that expired years prior. A city Housing Court voided an earlier attempt at eviction, finding traditional landlord-tenant law inapplicable to the case of a "vendee in possession," that is a tenant who had a contract to purchase the leasehold property.

    Judge P. Kevin Castel awarded judgment to Danyluk after trial, finding that the record indicated a prolonged and unlawful occupancy of the premises by the defendant. Judge Castel awarded use and occupancy for the improper holdover period as well. The case number is 1:06-cv-8136.


    Community Corner: Rockland Business Association

    The Rockland Business Association was founded in 1967 educate, inform, and provide beneficial services to members and actively represent, promote and support the business community of Rockland County. Under the leadership of President Al Samuels and with more than 1,000 member businesses, the RBA's services and benefits target the needs of various sectors of the community including the manufacturing, financial and service industries.

    The RBA is also an advocacy organization, promoting business friendly legislation and supporting the elimination of legislation that is onerous to the business community.

    Karben Elected to Board of Directors of Young Israel

    Ryan Karben was elected to the Board of Directors of the Young Israel of Monsey and Wesley Hills, one of the community's most dynamic full-service synagogues.

    Under the leader of Rabbi Ari Jacobson, the synagogue has become a leader in serving the diverse needs of its families. A comprehensive program of regular community education programs, youth groups and charitable activities on behalf of broader communal needs supplements a regular calendar of scheduled services.

    Located in Monsey's Forshay neighborhood, the congregation boasts a state of the art sanctuary with ample room for social activities.
