Lee Iacocca, former president of Chrysler, once said, "You can have brilliant ideas, but if you can't get them across, they won't get you anywhere". Iacocca was absolutely right, and his words of advice apply to both personal and business communication.
Communication is vital to the success of our organization. It connects our teams within specific departments to members from other departments, from other offices, and, to you, our valued clients. It creates a sense of unity resulting in both our employees and our clients feeling that we are working together toward a common goal. That goal is our joint success.
Whenever we place a telephone call, send a business letter, e-mail; or conduct a face-to-face meeting with you or on your behalf, the Great North team understands that we are making an impression that can possibly mean success or failure for each of us.
In today's electronic age, information is transmitted at the speed of light. However these tools of communication are only as effective as the humans operating them. Each member of the Great North team focuses on proficiency in utilizing these tools considering carefully all the components of communication, writing, speaking, listening... Board Member Orientation:
The Property Manager is a Risk Manager
If insurance is not your second language, then be sure to attend the March 1st Board Member Orientation at our Exeter Office at 6PM. Kevin Kehoe of WTPhelan Insurance will explain how your property manager is a risk manager for your association. The discussion topics will include: designing an association's insurance plan, managing third parties and implementing a loss prevention program. Kevin will also describe how your property manager advocates for the association during the claim process -- by scheduling adjuster inspections, allocating funds to impacted unit owners, and coordinating communications, your property manager alleviates many of the inconveniences a claim can cause.
Many of you have met Kevin over the years; he has attended numerous trustee and annual meetings to explain how the master insurance policy coordinates with the unit owner's HO6 policy. Working with residential housing for over thirty years, Kevin began his career as a property manager, earned his Associates of Risk Management (ARM) and Certified Insurance Counselor (CIC) designations, and has been involved in the insurance industry for nearly twenty years. Kevin and his WTPhelan associates have led the innovation of product design for the condominium marketplace to provide a better insurance value for condominium associations throughout New England.

Letter of Introduction

I would like to take this opportunity to introduce myself to the Great North member family. My name is Paul Rabenius and I am very pleased and excited to be the new construction services coordinator, project manager and construction consultant for Great North Property Management.
I am a construction professional with over forty years in the industry. My services have been in the residential, multi family and commercial disciplines as a design build general contractor and consultant. I have worked in the private sector as well as the public and federal construction arenas.
Great North Property Management clients can expect a hands on level of experience and an organizational skill set not normally found when working with multi family community institutions. Projects ranging from problem solving to capital improvements to general repairs are well within my capabilities. I offer guidance opportunities to member boards, written production schedules, working sub contractor agreements and project specifications, bid cycle management and onsite project management. These services can be separated or bundled as a package offering which will save moneys that can be turned back to the project expenditures.
I take pride in building confidant working relationships by using common language explanations and descriptions that insure project successes, within fee structures that are much more affordable than traditional management services.
In the coming months, I look forward to meeting and working with all of Great North's member clients. I am available to answer questions and to provide this unique level of expertise that only Great North Property Management can provide.
