Welcome to 2009! Get your paint brushes out because I want to help you "paint a picture" with Staging. If you're a Realtor, you may have some foreclosures or unoccupied listings in your portfolio. You may yourself have a vacant home that you need to rent or sell. In a good market, fresh paint and a good cleaning inside and out would do the trick. Not now! There's still a lot of inventory out there, so we need to make your vacant listing or house stand out. Read on for tips and pictures that show how painting a picture can make a difference.

Paint a picture with Staging. . .
A vacant home is rarely as easy to market as a furnished one, even in a good market. We can all agree that our current market presents us with some challenging opportunities. If you have a vacant listing or if you're trying to sell your own unoccupied home, you will need to help your potential buyers see the possibilities the home has to offer. For example, the family room is important to everyone. . mom, dad, kids, the family dog. This is where they will spend a great deal of their time. Don't make your buyers stand there scratching their heads trying to figure out "where the tv will go". Placing furniture and accessories, including a media center or piece, will help put the "check" mark in the "yes" column for them.
In addition, rooms in a vacant home feel smaller then those in a furnished one. With no rugs or furniture to buffer sound, the home will also feel cold and footsteps will echo throughout the house. Also without furniture, there is no place for lamps to provide light that will add warmth to the house.
By Staging a house, you help the buyer visualize not only their furnishings, but also themselves in the home. See below for some examples.
