Make Sure Your Home is Ready for the Internet. . . .
I know what you're thinking. You have a computer and wi-fi in the house; what else do you need? No, that's not what I'm talking about. However, the Internet does play an important part in the marketing of your home. More and more buyers are using the Internet to view and research potential homes before they even call a Realtor. They will research the area, shops, schools and other amenities as well. Real Estate agencies are ramping up their marketing efforts with TV and magazine ads, national and local newspaper ads, targeted mailings and Web marketing. See: USA Today article
Therefore, the pictures of your home or listing are critical. A potential buyer may like the offering price and location of your home and the number of bedrooms; and the extra office area may just suit their needs, but, it is how your home appears in the listing pictures that can influence whether they will want to see it If your marketing shows only exterior shots, it may also say something about the interior. And finally, buyers want more pictures. Make sure that every picture, and thus selling opportunity, counts. Having your house STAGED will ensure that it is being shown in its best light, in person and in pictures.
Think STAGING! Which picture is more inviting to a potential buyer:

HELPFUL Hints: Open your home in more ways than one. Buyers want to see themselves in your home. So, put some light on the matter. Make sure you leave lights on when the house is being shown. Open all curtains and blinds. Remove your screens. (You'd be surprised what a difference it makes) And, even if you have to hire a service, clean your windows and make them sparkle!

FAQ'S
My table is too large for my dining room and consequently makes the room appear smaller. I want to take it with me to my new home. Any suggestions?
This happens to many of us. If you have 1 or 2 extra table leaves, then removing them will make an immediate difference. You can store extra chairs elsewhere. Also, create a clean look and thus a more open feeling by removing the table cloth and minimizing any table accessories to 1 large centerpiece or a grouping of three.
