I know what you're thinking. . . I can't believe it's already February.  What happened to the year?  If you've been considering listing your home or if you are a Realtor and know that some of your clients are getting ready to take advantage of the emergence of Spring and list their house, time is of the essence.  An ASP STAGER can work wonders, but I've included some hints to help you get your home or listing in pre-STAGE condition!

Pre-Staging Suggestions
!. SHINE: Now's the time to maker your house sparkle; give it that "Spring" cleaning.  Top to bottom; inside and outside.  Cobwebs, grease on cabinets and clutter are out!  Fresh scents, clear countertops and lots of space are in. 
2. CLEAR: You'll be packing soon so why not get a head start?
     Donate- toys, books, clothing and household furnishings that you are not taking with you to your new home.
     Throw away- clutter and other items that are no longer of use to you or anyone else.
     Pack- those items that you will not need in the immediate future but are planning to take with you.
3. PROTECT: Personal papers, jewelry, valuable collections and art objects should be packed and stored in a safe place.
4.DE-PERSONALIZE: You want buyers to focus on your space, and not who or what's in it.  It's a good idea to pack your family photos so they'll be ready to go in your new home.  If you have children in the home, this is especially important because we don't want strangers knowing your children's names and what they look like!
 
Medications, toiletries and other personal items should be stored out of sight.

I have always heard that personal pictures add warmth to a house.  Why should I remove them when I decide to list it?
 
I was of the same mindset too.  Yes, you want your home to offer a warmth to which your potential buyer will relate.  However, beyond that remember that you're selling the square footage and the possibilities of your home.  When a buyer is viewing your home you want their focus on  whether or not they can envision their furniture, etc in the family room; or eating meals in the dining room, not who's in what picture or how "cute" the family is.  As addressed above, you never know who will be viewing your home.  If you have children, you don't want who they are and what they look like out in the open for anyone to see.  That being said, we all have a few pictures that we really want out there on a daily basis.  Use your judgement and pick very special places for them.
