As I prepared my itinerary for the upcoming International Builders' Show, I had the opportunity to talk with many builders and manufacturers to confirm meetings in Las Vegas. For the most part, most of my conversations have been "upbeat" in that there was no talk about the gloom and doom on the economy or the state of the new residential housing market. Instead, there has been a sense of optimism in my conversations.

 It is New Year's Eve afternoon. Emma and I have just been going through the end of year financial and management reports. Even though we had planned and prepared for the housing recession, it was a devastating year, as it was for everyone involved in the homebuilding industry. The industry has now gone through almost three years of a housing recession. The length and depth of the housing collapse has been disastrous from record high to record lows. We have lost a lot of good companies and people in the industry during the last year.
