| SEPTEMBER REAL ESTATE STATS | | Market Summary
The average price of a single family home in the city of Calgary in September 2010 was $460,278 * An increase of 3.29% from August 2010, when the average price was $445,617 * An increase of 0.26% from September 2009, when the average price was $459,085. This is a flat result due to the higher level of inventory up by 2,885 listings over the same time last year.

Single family home sales were up by 10% from August the first gain in monthly sales since April. While condo sales remained steady with a modest 1% gain over August. This is a positive trend as buyers re-enter the market.
The interesting story here however is inventory. Throughout the summer and into September we found higher inventory levels and in September there were 8% more new listings being added with fewer sales from the same time last year. This is the factor behind flat prices. However, sales are on the riseas buyers are returning to the market and starting to take advantage of high inventory.

Calgary Starts to Rollout the Black Cart Program

Calgary will begin this October to deliver Black Carts similar to our blue Carts that we currently use for our recyclables. Your delivery will depend on where you are located in the city with Calgary's Southeast being the first to recieve them. |

October is here and filled with some of Calgary's best festivals including my personal favorite the Calgary Food and Wine Festival!
Some other noteable festivals include Wordfest, Calgary Tattoo and Arts Festival and Fluid Movement Arts Festival.

| Impress Your Buyers in Less than 10 Seconds | | |
Statistics show first impressions occur within seconds of entering a home (2009 Canadian Staging Professionals Research). Up to five areas of your home can be seen from your front entry, this is why it's important to have clear sight lines to each space.
Move large obstructions, such as benches or over-sized vases out of the foyer. Depersonalize your home by pre-packing any personal items such as family photos, keepsakes, collections, valuables as well as anything not being used on a daily basis. Give your home a heavy duty clean, tackle any unfinished repairs and ensure distinct scents such as food, pets, smoke and harsh cleaners are not present.
By de-cluttering, depersonalizing, reducing, repairing and cleaning you are communicating to your prospective buyers that your home has been well maintained and is move-in ready. Leave them with a lasting impression as they open the front door.
