A New Anchor for the Black and Gold

"How is the Kellogg Plaza and Lofts coming along?" That question is generally a part of most community discussions we have these days. For those of you that aren't aware, the Kellogg Plaza and Lofts is a stunning building development in the 1100 Block of Commercial Street, very close to Emporia State University. The Plaza and Lofts Project is a joint effort that brought together the French, Shephard and Haag families of Emporia to take a vacant lot and a dilapidated house and convert an eyesore into a beautiful development that emulated the tenants of the Community Initiated Development plan and community design standards. So, the question still remains; how is the project coming along? Click HERE to watch the newest "Sam Cam" video of the new Kellogg Plaza and Lofts.
Quite well, actually. After meeting with Cory Haag last week, we've got a series of wonderful news to report on the project. Although not technically fully open, seven of the eleven apartments on the upper two stories are rented. That's right, there are only four more apartments left in a building that isn't quite complete yet.
As for the three first floor commercial spaces, one is currently occupied. One has a signed lease with an expanding Emporia business, and we've been meeting with potential tenants on the final commercial space (although, the large space may be broken into two).
This new massive development adds an anchor to the proposed "Black and Gold" district in the forms of both new housing and new commercial space just across the street from Emporia State University. The high quality brick and limestone facade shows a commitment to craftsmanship from families willing to stamp a name on an area building. This development highlights a great opportunity for a special business that targets college individuals, and a new housing opportunity for those looking for the downtown loft "vibe" in an area close to Emporia State University.
Community investment is initiated by people within the community. We can't depend on outside sources developing our community if we are unwilling to commit to local development. By producing a complex that integrates well with a master plan of the downtown area, a group of local citizens have initiated a development process that could go well beyond thier own building. A lot of people dream about what could be in Emporia, but this local group of investors went beyond dreaming and started doing. For that community commitment, we thank all those community members that made the Kellogg Plaza and Lofts Project possible.
With all the new developments occurring within the downtown area, why did we focus on just this one? The Kellogg Plaza and Lofts embodies the opportunity that exists for redevelopment in downtown areas that are currently inhabited by improper set backs, vacant lots or dilapidated housing. It shows what can be accomplished by citizens that invest in their own community. This Plaza and Lofts concept highlights what we can accomplish as a community through a Community Initiated Development process. In essence, it's difficult for people to do something that really hasn't been done before in a community like Emporia, and we think those people that think creatively and act on those ideas for the benefit of the entire community should be recognized. Did you know? Answers to YOUR questions...
Last week, we met with the city concerning pigeon control, we helped a local business with a product expansion, we met with a
local civic group that has an upcoming athletic event they want to promote in Emporia, we met with Cory Haag and shot some video of the outstanding Kellogg Plaza and Lofts, we met with two officials from the Department of Commerce that wanted to talk about some of the innovative things we are doing in Emporia Main Street, we met with several energetic ESU students and staff concerning the "How 2 ESU" student events coming up this summer, we taught a segment of the Start Your Own Business Class concerning asymmetrical marketing, we met with a local media outlet about a special event they want to conduct in April, we attended an RDA meeting, participated in a Retail Discussion and aided in a downtown clean up (side-note: please don't tack items to trees downtown!). It was another packed week at Emporia Main Street, but we got some good questions from all of you!
1. "How do you have time for social media?" From a participant in the Start Your Own Business Class. Social media is a different kind of advertising... If I'm going to put an advertisement on the radio, television or in the newspaper, I'm going to make an appointment, plot out a message and create something for future use. Social media is more instantaneous. This conversational media platform allows me to run social media in the background and then "jump on" between meetings or projects. There are some time frames when utilizing social media has exposure with more people (before work, before lunch and from about 3:45 p.m. to 4:45 p.m. on weekdays). Make sure your message supports your brand image, but the nice thing about social media is: you can just be you (if you believe in your organizations core values). In short, you don't make time for social media. You simply get into a routine that utilizes social media as a way of increasing production in those brief "in between" moments...
2. "Would you be willing to talk to students prior to classes starting to talk about the community and local businesses?" From ESU Staff. YOU BET!!! Our member businesses continue to emphasize the critical role ESU students, faculty and staff play in our community. Anything we can do to help recruit students, introduce faculty/staff to the community or encourage patronage at local businesses is a major priority for Emporia Main Street. After attending a recent "How 2 ESU" meeting, I'm ecstatic about all the new ways Emporia State University staff are working to bring the campus and community closer together, and they have a willing partner in Emporia Main Street. We know that doing new things that impact a "bottom up" approach will be hard work, but things that truly improve our community generally are.
3. "When is the St. Patrick's Day Parade?" From more people than I can count... Come downtown this Saturday, March 17th at 1:00 p.m. to watch what should be an excellent St. Patrick's Day parade down Commercial Street. You can do some shopping, some dining, and of course the Town Royal and The Granada Theatre will have some extra special events going on. It's a St. Patrick's Day on an actual Saturday! How could you stay away?
4. "I've seen some really positive changes in downtown, how did you make that happen?" From an official from the Department of Commerce that stopped by the office. I didn't. WE did. Look, downtown has been here long before I got here, and it will be here long after I'm gone. Nothing freaks me out quite as much as people laying community success at my feet, because I understand that true community success is a community effort. We have all seen some positive changes and we've seen some set-backs over the past few years, but the success and failures aren't held by an individual; we all own them. Before I sat down to write this, I had a community official stop by that was simultaneously expressing frustration and hope. The frustration came from the fact that too many people were still engaged in a decision making process that focused on who people were as opposed to the value of their ideas. The hope came from the fact that he thought that was slowly changing in the community. I'll call that "hope" a win for all of you Main Street supporters out there. You are a diverse group with diverse ideas from a variety of backgrounds, and your ideas and actions are making a difference. As your employee, I'm happy to help implement your sustainable vision for our community.
5. "How is the Garden Adoption coming along?" From a downtown business owner. Staff is pretty happy with the adoption progress! We do have a couple of high visibility gardens that could use adopting, but out of 45 gardens (and before April), we are in pretty good shape! Do you know a group, a business or an individual that has a talent for gardening? Do you know someone that is willing to volunteer their time and efforts in creating a nice downtown flower garden? Please send them to Emporia Main Street. Since the inception of the Adopt a Garden project, people from both in-town and far away have remarked how beautiful the gardens look. This small step encourages a better perception of our community. Studies show that downtown flora can encourage people to stay longer, promote more pedestrian traffic and result in more sales. Your work has real, tangible community results. So, if you see someone out working in the garden, make sure you tell them "thank you", and join in the fun by adopting your own garden!
