Sarasota Foreclosure Wave Has Begun 
   

For the past year now I have been reporting in this newsletter that although many houses have been in the foreclosure process the majority of them were very slow coming to market. Well that is all changing now especially in the higher end. The banks feel the demand has picked up to the point where they actually have a chance to sell these properties without them languishing on the market too long. This was the headline in International Property Journal, an independent, authoritative source of news and information for agents, investors, and industry executives working in global property markets. The story, which appeared on June 17, 2010, cited a report published by Global Edge, ranking popular resort and second home locations around the world.

IPJ reported that Sarasota was the cheapest western holiday home destination, crediting that to the fact that the market has fallen over the past two years and the number of distressed properties available for sale to foreigners.

July 2010 Sales Statistics

 

As expected, property sales in the Sarasota real estate market in July 2010 slowed to pre-tax credit numbers following the expiration of the federal $8,000 homebuyer incentive.

Property sales in July 2010 stood at 525 total sales, declining 32.4 percent from the June 2010 figure of 776 sales. The sales figure was much closer to the 506 sales in January 2010 and the 528 sales in February 2010, when the homebuyer credit wasn't a factor in the market.

Mortgage Rates are Low, Low, Low

RISMEDIA, August 3, 2010-(MCT)-The 4.5% fixed-rate mortgage is here, although more than 14 months late. That magic number, or a close approximation, was reached recently, when Freddie Mac reported a 30-year rate of 4.54%. The possibility first arose in early 2009, when the government began mass-purchasing mortgages from Fannie Mae and Freddie Mac to prop up housing. Just about everyone predicted the rates would hit what builders and real estate agents call a "sweet spot" in a few months, and the housing recovery would begin, especially if consumer confidence had recovered to prerecession levels as well.
