Dear Fannie Mae Broker: Winterization season is here! In order to provide ample time for the Field Services Companies to prepare and winterize our current inventory, we are rolling out the 2011 Winterization season in two phases beginning September 1. (See Winterization Map below). The Field Services Companies have been instructed to begin winterizing all existing inventory, as well as new inventory by the winterization start dates indicated in the map. (Certain exceptions apply... see Winterization Exceptions below). All properties currently in inventory or de-winterized before a state's start date will be winterized by the end of that month. The second phase of winterizations begins on October 1. The winterization map below identifies the states and the winterization start dates. Please review and note your winterization start date. NOTE: Brokers located in AK and HI should also follow this winterization schedule.

IMPORTANT Broker Responsibilities - ACTION REQUIRED Brokers must contact the assigned Field Services Company by September 8 if there is a property that should not be winterized during the first phase. Brokers must also place a Case Comment in Fannie Mae's system to document this request. Examples include: - Properties under contract pending buyer's inspection (However, Broker should notify Field Services Vendor if closing is delayed or contract cancelled and winterization is then needed.) - Properties in repair requiring de-winterization for repair work to be completed - Special circumstances or special system instructions Winterization Exceptions Properties located in the October 1 start zone will not be winterized if: - Properties are located in California, Nevada, and Arizona ONLY and are at or below 2,000 foot elevation. - Properties are located south of Interstate 10 in New Mexico, Texas and Louisiana. - Properties located in Las Vegas, Los Angeles, Phoenix, El Paso, San Antonio, Houston, Baton Rouge, and New Orleans. - Properties in Florida located south of Jacksonville, FL. If you have a property located in one of these areas and feel it should be winterized for any reason, you must contact the Field Services Company to request the winterization. In addition, a Case Comment must be placed in Fannie Mae's system to document your request. Help Us Protect Fannie Mae Assets If you discover a property that has not been winterized by the end of the assigned winterization month, contact the Field Services Company immediately. Ensure all assigned properties are protected and ready for winter. As a reminder, Brokers with properties currently under repair must contact the assigned Field Services Company and advise the Field Services Company to hold off on the winterization if necessary. Once repair work is completed, Brokers must contact the Field Services Company in order to have the property winterized. If the property is already winterized and de-winterization is necessary to complete repairs, you must use the assigned Field Services Company to de-winterize the property. If another vendor is utilized to complete the de-winterization (or a winterization), you will not be reimbursed for expenses.
