We are reporting an increase of incorrect Broker Sign Off submissions. The issues are primarily involved with the field/question: "Is Job Complete?: Yes or No" on the "Broker Sign Off (New)" task.
Agent Action: If any work appears to have been performed, even if it is not to Fannie Mae standards, this answer must be marked "Yes". Include the appropriate service ratings and noted deficiencies (where appropriate) in the comments section of the "Broker Sign Off (New)" (Agent) task. Only answer "No" if work has never been performed on the property. When this question is answered as "No", the following negative actions automatically occur and this has an impact on the field services vendor scorecard.
- All services fail (regardless of the rating you provide).
- All services are marked "Poor".
- All services are re-ordered, even if the services were performed and are to standards.
Asset Manager/Pre-Marketing Coordinator Action: On the "Review Broker Sign Off (New)" task verify that all answers are accurate. If a "No" answer is given, please ensure that the reasons are valid. Reject any incorrect "No" responses, by rejecting the task and request the Agent to resubmit. Additionally, please work with your teams and listing brokers to ensure this question is answered according the definitions above. The "Broker Sign Off (New)" (Agent) Task Guideline has been updated to your workstation and this specific Task Guideline should not be altered. In some instances, workstations already had content or directions for this task. In those workstations the new guideline has been added below your existing text.
Task Guideline:
When responding to the question "Is the Job Complete?" answer "No" ONLY if indeed there was no work ever performed on the property. By answering "No", all services are marked as "Poor" and automatically re-ordered. However, if any work appears to have been performed, even if it is not to Fannie Mae standards, this answer must be marked "Yes". Include the appropriate service ratings and noted deficiencies.
