Capturing Prospects From Your Site
The members of my 200+ networking group averaged $70,624 in closed gross commissions alone from their Web sites alone in 2008.  Their sites are deep, consumer-oriented sites, they publicize them the right way, and they have one other element that makes them money: automatic prospecting and followup systems for their site leads.
 
Real estate specific services such as RealProSystems, the Gooder Group's Rainmaker eCentral program and My Home Management Club are all excellent tools for following up with your Web site or other leads...automatically.  They are necessities if you want to jump to the higher income levels in real estate.

Are You An Average Listing Agent Or Do You Come Loaded For Bear
If you want to get more listings, take a look at the tech tools that can help you get every listing you go after!  Using today's tools help you stand out from your competition and they show the seller that you are focused on meeting their needs and marketing their property to today's consumer.

Linda DeVlieg of Coldwell Banker Legacy in Albuquerque, NM, is a real pro.  Note what she says about a recent listing appointment, one where she was in competition with another agent:
"The seller complained that the other brokers she interviewed didn't hand her any marketing materials: I came in with full color flyers from Imprev (www.Imprev.com) featuring her home.  I downloaded their home from Google Maps Street View for the photo.  I also brought in my color brochure (again from Imprev), market stats in full color, my newly printed CD seller presentation, my listing book and a thank you letter. The stack of information on the table was pretty impressive, especially considering that I prepared it all in my home office 3 hours before the listing presentation!"

There are so many tech tools you can use today in order to get the listing every time, including, but not limited to:
eNeighborhood neighborhood profiles.
Virtual tours of the seller's home if you have previewed it beforehand
Videos posted on YouTube (so easy if you use the Flip Video camera, which automatically uploads your videos to YouTube!)
A tablet pc, on which you can show your personal Web site during a presentation.
The Flip Mino digital video camera ($129 on Amazon, $229 for the HD version) that will amaze the sellers as you video their home for posting on your Web site and on YouTube
An AgencyLogic (www.AgencyLogic.com) listing site already prepared for their home...including their address as the site's URL.  Inexpensive and very effective!
Placing a marketing e-book for the home on www.Issuu.com prior to the appointment. 

You probably use other tools, and we will cover these and more during our upcoming CRS 206, but the point is that you will be much more successful if you use today's technology during your listing presentations!
