Are You Fishing in The Wrong Places?

I love to fish. I
live on a lake, which allows me to fish a lot.
One morning this summer, I had been
positioning my canoe out from the bank and fishing towards the bank, figuring that the fish would be close to
the bank that early in the morning. Nothing. Eventually, I moved my canoe in towards the
bank, began casting into deep water and began catching fish....lots of them! I had been fishing in the wrong place...and
most agents do, too!
If you are not doing the business you want to be doing, maybe
it's time for you to "fish" for buyers and sellers in places you are
not reaching now.
Most agents don't make much money. Why?
They are looking for prospects in the old places: open houses, classified
ads, flyers, floor duty, etc. If you
depend on these sources, you might take a lesson from John Riggins of John
Riggins Real Estate, Honolulu, HI. John is
a very successful agent, and he is a marketing pro. Here are some of the

Note that his marketing outlets are mainly Web
based. Why? Because that is where
today's buyers and sellers go first for information on real estate. Note, too, that he places ads in Chicago
papers....a long way from Honolulu! Why? Because Chicago is one of
his prime "feeder" areas, areas where a lot of buyers in his market
hail from.
John does advertise in his local real estate magazines,
but they are not the traditional ads. Their purpose is to get readers to
his Web site, not to make the phone ring.
