| TIP # 2
Are You Wasting Your Money In Real Estate Magazines?
|
Do you spend a lot of money advertising in real estate
magazines? Not getting results? There
is a reason for this. Most agents still
subscribe to the axiom that the purpose of such ads is "to make the phone
ring". They structure their ads exactly
as they appeared in the 70's, when such magazines first came out and the
concept worked: a number of one photo ads, a bit of text, and a phone number to
call. Very few agents have a Web site
address on the page, usually hidden at the bottom.
Such agents forget one thing: today's consumers do not want to call an agent...and they do not have to. They have the Internet, and they go there
to get information on properties and agents before they contact an agent!
Want to make your real estate magazines more
effective? If so, use the top 1/3 of a
real estate magazine page to promote your Web site. Mention some prominent feature such as:
-
Your site has virtual tours
-
Your site has video tours, complete with
narration of each room
- Your site has area information, including
videos, for whatever neighborhoods you specialize in
- You offer a free relocation packet (or Seniors
packet or moving guide, etc.) available for downloading on your site.
You get the idea: use the magazine to get consumers to
your site. They get the idea that they
can get information they need without having to get involved with you, a "real
estate agent." If your site is deep
enough, serious buyers and sellers will eventually feel comfortable enough to
contact you.
The above tech
tip comes from Allen F. Hainge, CRS, instructor for our upcoming CRS 206
