FROM THE ELA TOWNSHIP ASSESSOR

The 2011 assessments have been completed and most properties in Ela Township received a decrease, some substantial. The new values will be mailed/published November 3rd, but I have asked the County to publish the new values online early so that you can contact our office now. Go to www.lakecountyil.gov/assessor and select Property Tax Assessment Information under the Assessment Information tab on the left of the page. Enter your property information and you should see your new 2011 assessment. If you feel the value is overstated you can submit an appraisal, information on your recent purchase, or comparable properties for our review. We enjoy working with homeowners directly to help resolve their concerns and want to ensure you that you don't need to pay an attorney or tax representative to review your assessment. Additional information and instructions are available on our website   www.elatownship.org/assessor . You can email your Hud-1 for a recent purchase or an appraisal to jbarrington@lakecountyil.gov. You can also bring the information to our office at 1155 E Route 22 in Lake Zurich. Our hours are Mon-Thurs 8am-5pm and Fri 8am-1pm. Remember, we are your local resource and are here to help you through this process. Please contact our office with any questions.

FILING AN APPEAL

RECOMMENDED STEPS TO FOLLOW PRIOR TO APPEAL

Prior to filing an appeal with the Assessment Board of Review, it is strongly recommended that a taxpayer discuss his/her assessment with the TOWNSHIP ASSESSOR'S OFFICE. Many times the reason for the assessment can be made clear and the need for filing an appeal eliminated. If, after talking with the Township Assessor's Office, a taxpayer still wishes to pursue an appeal, he/she should familiarize him/herself with the 2011 RULES OF LAKE COUNTY BOARD OF REVIEW.

New for 2011, the Board of Review has published a APPEAL CHECKLIST for appeal cases. This checklist will provide guidance on meeting the minimum expectations for a Board of Review case.

Please keep in mind, if you decide to appeal your assessment you can only do so during the 30 days after it has been mailed to you. You CAN NOT appeal your TAX BILL which is mailed to you in the spring.
